When do Binghatti projects hand over?

Six projects are already handed over

Binghatti Ghost, Binghatti Phoenix, Binghatti Phantom, Binghatti Azure, Binghatti Avenue and Binghatti Crest are complete. Binghatti Avenue and Binghatti Crest finished years ago, in April 2022 and October 2023. Binghatti Ghost, Phantom and Azure finished more recently, between December 2024 and Q1 2026. The other 20 projects below are still under construction.

Handover date by project

Each row gives the date Binghatti or a portal has published, and the current status. Where a percentage complete is shown, it comes from the Dubai Land Department’s project register.

Where the developer and portals disagree

Three projects show a clear mismatch in what has been published.

1. Binghatti Ghost. Binghatti’s own project page still gives Q1 2026 as the completion quarter. The DLD register, checked on 24 September 2026, lists the building as handed over, and Bayut’s building guide also expects handovers from Q1 2026. Buyers should treat the DLD register as the current position.
2. Binghatti Ruby. Binghatti’s site gives Q1 2026. The DLD register put it at 46% complete on 24 September 2026, which does not fit a Q1 2026 handover. Propsearch, checked on 15 August 2026, gave an estimate of Q4 2027.
3. Binghatti Phantom. Bayut’s building guide gives October 2025 as the completion month. Propsearch, checked on 16 September 2026, gives November 2025. Both agree the project is complete, only the exact month differs.

Binghatti Pinnacle and Binghatti Ivory both had a Q4 2025 target on Binghatti’s own site. Both dates have passed, and neither project has a revised date published or a confirmed handover reported elsewhere as of the dates in the table.

A separate note on names: Binghatti has three differently named towers in Dubai Science Park, Binghatti Hills, Binghatti Hillside and Binghatti Hillviews. The DLD register lists progress under Hillviews (33% complete, 24 Sep 2026), which is not necessarily the same building as Hills or Hillside. Check the exact building name against your sale and purchase agreement.

What to check before booking

1. The exact building name and phase, not just the project name. Several Binghatti developments share a location with similarly named towers.
2. The DLD project status for that exact building, using the Dubai Land Department’s project status enquiry service.
3. The date in your sale and purchase agreement (SPA) and any grace period, which is extra time the contract allows after that date.
4. How recently a portal’s figure was checked. Several of the dates above are estimates that have already passed without an update, so check the date given for each source before relying on it.
5. Written confirmation from Binghatti for any project where the published date has passed, such as Binghatti Pinnacle or Binghatti Ivory.
