Binghatti Hills handover date: the latest position

Binghatti’s project page gives Q2 2026 as the completion date for Binghatti Hills in Dubai Science Park. That quarter ended on 30 June 2026, and as of 1 October 2026 Binghatti had not published a revised date or announced a handover. The Dubai Land Department register holds no registered completion date for the project, which is DLD project 3053. Prices, sizes and the payment plan are on the Binghatti Hills page.

The latest DLD site inspection, on 24 July 2026, recorded the project at 90% complete, and the register still showed it as under construction on 27 September 2026. Portals disagree on when it will now finish: Data Habibi lists a current target of Q3 2026, while Property Finder lists 1 September 2026 for the Phase 3 building and April 2027 for its main Binghatti Hills listing.

Binghatti Hills handover date by building

The DLD register records Binghatti Hills as one project with 1,687 homes in 2 buildings. Binghatti markets 1,666 homes plus 21 shops, and Property Finder splits the project into phases. DLD publishes one progress figure for the whole project, not one per building.

Property Finder’s April 2027 listing gives a construction start of 15 March 2025, which does not match the registered start of 1 April 2024 on the DLD register. Binghatti Hillviews, often searched as “Binghatti Hills View”, is a different tower at an earlier stage, with its own dates.

How the Binghatti Hills handover date has changed

The Q2 2026 date on Binghatti’s page has not been changed since it passed. The only later dates come from portals, and they do not agree with each other.

What the Binghatti Hills handover date means for payments

Binghatti’s plan is 20% on booking, 50% during construction and 30% on completion, so almost a third of the price is tied to the completion date. On a studio at the launch price of AED 800,000, that is AED 240,000 due on completion. If completion moves later, that payment moves with it. There is no post-handover plan on Binghatti’s published terms.

DLD registered 457 sales at Binghatti Hills between 28 April 2025 and 28 September 2026 (Mitchells Commercial Realty), so many resale buyers also take on the 30% completion payment from the original buyer.

What to check before relying on the Binghatti Hills date

1. The tower name on the SPA. Binghatti Hills, Binghatti Hillside and Binghatti Hillviews are three different Dubai Science Park towers. Hillviews was 32.6% built in June 2026, against 90% for Hills.
2. The building and phase. Property Finder gives September 2026 for Phase 3 and April 2027 for its main listing, so the phase changes the portal date.
3. The completion date and grace period in the SPA. With no registered completion date on the DLD register, the SPA is the only written date for a unit.
4. The amount still owed at completion. On a resale, the 30% completion payment is usually still outstanding and falls due when Binghatti issues the completion notice.
