When will Azizi Venice be handed over?
Azizi announced Venice on 27 and 28 September 2023 as an AED 30 billion community of more than 30,000 homes built around a lagoon in Dubai South. Azizi has not set a firm handover date for the community. In October 2025 it said Venice 1 to 3 would hand over in Q1 2026, a date that has now passed. By April 2026 the first 14 buildings were 39% complete overall, with Venice 3 the most advanced at 74% and Venice 1 at 64%. In August 2026 Azizi moved the project to 24/7 construction to keep to its schedule.
In September 2026 Azizi said handovers across its projects run through 2026 and into 2027, without giving a building-by-building date for Azizi Venice. Property portals give their own estimates, and they do not agree: Property Finder and Bayut list Q4 2026, while Propsearch lists 2027. The date in the sale and purchase agreement (SPA) for your specific building is the one that applies to you.

What is the Azizi Venice payment plan?
Payment plans differ by building. Property Finder lists 14% at booking, 36% during construction and 50% at handover. Because half the price falls due at handover, the handover date of your building decides when you need that money. Confirm the plan for your exact building before you book.
What to check before booking
- The SPA date and grace period for your exact building and unit.
- The DLD project status of that building, through DLD’s project status enquiry service.
- When the large payments fall. Property Finder lists a 14% / 36% / 50% plan for some buildings, which puts half the price at handover.
- How many similar homes hand over at once. Azizi Venice recorded more sales in 2026 than any other Dubai project, so many similar units may hand over around the same time, which can affect rents and resale prices.

Do property portals agree on the Azizi Venice handover date?
No. Property Finder and Bayut listings show Q4 2026. Propsearch shows 2027. Azizi's own update in April 2026 gave no date. The date in the SPA for your building is the one that counts.
How many homes has Azizi delivered?
Azizi says it has delivered more than 45,000 homes across its projects. It reports 7 projects handed over in 2026, with 10 more targeted by the end of the year (GDN, 15 Sep 2026).
Is Azizi Venice sold out?
No, not as a whole. In March 2024 Azizi said several buildings were between 75% and 97% sold, with new units still being released. Property Finder still listed properties for sale in Azizi Venice as of 28 September 2026, mostly resales rather than new developer stock.
How many units are there in Azizi Venice?
Sources disagree. At launch in 2023, Azizi described more than 30,000 residential units across about 100 apartment buildings, plus over 400 villas and mansions. Bayut's area guide gives a lower count of 15,057 apartments and 400 villas across 100 buildings. Azizi has not published a single reconciled total.
