Sale price and asking price

A registered sale price is what a buyer paid, recorded with the Dubai Land Department (DLD). An asking price is what a seller lists. The two can be far apart. Asking prices are always labelled as asking prices.

When figures differ

Reports count different things and close on different dates, so their totals differ. Examples from 2026:

  • Dubai home sales, H1 2026: 79,698 (Projectory), 80,509 (Engel & Völkers), 81,839 (Reliant Surveyors), 86,005 (Sherwoods).
  • Top developer, H1 2026: Azizi, with 6,101 off-plan sales (Projectory). DAMAC, with 5,706 (DAMAC).
  • Binghatti Skyflame payment plan: 40 / 60 on Bayut, 20 / 50 / 30 from Binghatti. Binghatti's own plan is used.

Figures describe sales, listings and statements that have already happened. None is a forecast of prices, rents or handover dates.
