- Recent registered prices for the same layout. The DLD median for 1 bedroom units is AED 868,500 across 491 deals since 2019 (Continental Club, October 2026), and a 686 sq ft 1 bedroom sold for AED 920,000 on 17 September 2026 (Propsearch). Some rows on transaction lists are mortgage registrations, not sales.
- Service charge arrears. The 2026 rate is AED 17.95 per sq ft a year (DLD service charge index), and any unpaid charges pass with the unit.
- Snagging since 2024. Units have been occupied or let for almost two years, so the condition of fittings and balconies varies by unit.
