When will Saria by Beyond be handed over?

Beyond gives Q1 2028 as the completion date for Saria. Its March 2026 construction update said completion was expected in Q1 2028 (Zawya, 24 March 2026), and Property Finder lists expected completion on 31 March 2028. Propsearch records that the estimate was first Q4 2027 and was later revised to Q1 2028.

The Dubai Land Department (DLD) project register, where the tower appears as “Saria by Beyond” in Maritime City, still holds a registered completion date of 1 October 2027. At 30.99% complete on 1 October 2026, the tower cannot be finished by that date. One portal, Inside Realty, shows Q3 2029, later than Beyond’s own date.

Saria by Beyond construction update

The DLD register records construction starting on 1 November 2024. Progress was 7.12% on 24 October 2025, 10.32% on 28 January 2026, 16.88% on 7 May 2026 and 30.99% on 1 October 2026 (DLD project register via Continental Club). The last gap, 14.11 points in about five months, is the fastest so far.

Beyond’s March 2026 update reported more than 7,500 cubic metres of concrete poured, with slabs moving through the third podium level (Propsearch). Propsearch names Gulf Asia Contracting as main contractor, National Piling Company for the foundations and Archgroup Consultants as architect. The escrow account is with Emirates NBD under DLD project number 3115.

Saria by Beyond homes and sizes

Saria is a single waterfront tower by the Port Rashid marina. Launch material described 39 storeys (Metropolitan, 23 September 2024), while Propsearch lists 45. Beyond’s page lists 368 residences and 8 penthouses; the DLD register counts 372 units.

Unit counts and sizes are from the DLD register via Continental Club, leaving out the smallest and largest 5% of each type. Property Finder lists 2 and 3 bedroom duplexes of 1,399 to 1,945 sq ft within these totals. The tower has an indoor pool about 100 metres above ground, an outdoor infinity pool and a 3,280 sq ft gym.

Saria by Beyond prices and resale

Saria launched in September 2024 from AED 1.7 million (Metropolitan, 23 September 2024). It sold out within three months: Beyond cited the sell-out when it launched Orise on 6 December 2024 (Business Wire).

The DLD register shows 359 deals, with a median of about AED 2,487 per sq ft (Continental Club, October 2026). Medians by type are AED 1,974,000 for a 1 bedroom, AED 3,032,000 for a 2 bedroom and AED 4,381,000 for a 3 bedroom. Recent registered sales include:

• a 1,257 sq ft 2 bedroom at AED 3,101,833 on 2 October 2026
• a 1,658 sq ft 3 bedroom at AED 4,821,000 on 22 September 2026
• an 838 sq ft 1 bedroom at AED 2,050,000 on 2 September 2026
• a 766 sq ft 1 bedroom at AED 1,817,000 on 13 August 2026 (Propsearch)

Saria by Beyond payment plan

Saria was sold on a 50/50 plan. The schedule published at launch (Saria sales microsite, 24 September 2024) was:

• 10% on booking
• 10% within one month of booking
• 5% each on 1 April 2025, 1 October 2025, 1 April 2026, 1 October 2026, 1 April 2027 and 1 October 2027
• 50% on completion

The construction-period payments are fixed calendar dates, so they end in October 2027 whatever happens on site. The final 50% is tied to completion, now expected in Q1 2028. Property Finder shows the same plan as 10% at launch, 40% during construction and 50% on handover.

Saria by Beyond developer and delivery record

Beyond is a brand Omniyat set up in 2024 for a wider market than its own high-end towers. Saria is Beyond’s first project, so Beyond has no completed building of its own yet. Its second Maritime City tower is Orise by Beyond, and the wider district is covered on the Dubai Maritime City page. The DLD register lists the developer as Veris Residences Real Estate Development, an Omniyat company.

What to check before buying at Saria by Beyond

1. The completion date in the SPA. The registered date of 1 October 2027 is not achievable, so the contract’s date and grace period matter.
2. Which instalments the seller has paid. By 1 October 2026, 40% should have been paid under the launch schedule.
3. The 50% completion payment, which a resale buyer usually takes on and may need a mortgage to fund.
4. Unit type in the register. The DLD record lists 8 units as 5 bedrooms where Beyond describes 4 bedroom penthouses.
