Lumena by Omniyat construction update

In January 2026 Omniyat said the Lumena towers would move through enabling works, shoring, piling and excavation during 2026, ahead of main construction. Its update of 30 August 2026 said enabling works had been awarded for both Lumena projects, test piling was complete at Lumena North, and relocation works were under way with the Roads and Transport Authority for the planned Dubai Metro Gold Line (Al Masdar Al Aqaari). Lumena North is a separate tower; this page covers Lumena, DLD project 3758.

The register describes seven basement levels, a ground floor, 45 upper floors and a roof. Omniyat lists 47 levels and a height of 260 metres; its 2025 release said 48 storeys and Propsearch says 49, so storey counts differ by source. GAD is the architect. The escrow account is with Dubai Islamic Bank, and the declared project value is AED 757,779,000 (Propsearch).
