When will Orla by Omniyat be handed over?

Omniyat’s own construction update page, last updated in August 2026, targets Building Completion Certification in early 2027. That is later than the estimates on property portals: Property Finder lists Q4 2026 and Propsearch lists an estimated Q2 2026, a quarter that has already passed. Because the developer’s own figure is the most recent update, it should be treated as the current position, though it is still a target rather than a certificate issued.

What is the Orla by Omniyat payment plan?

Property Finder lists 5% at booking, 45% during construction in 3 instalments, and 50% on handover. As an example only, on the lowest launch price of AED 22 million, the 5% deposit is about AED 1.1 million. The 4% Dubai Land Department registration fee, paid separately, would add about AED 880,000 on that price. This example uses the lowest listed launch price and does not reflect every unit type.

Prices started from AED 22 million when Omniyat launched the project on 1 December 2022, across 86 units including 2 to 4 bedroom apartments, duplexes, triplexes, 2 villas and a single 3 storey penthouse. Omniyat has not published a separate current price list; current prices depend on resale listings, since the project is marked sold out from the developer.

How many homes have sold?

Omniyat said in its December 2022 launch statement that more than 60% of the 86 units were booked or sold within weeks, against a target of about AED 5 billion in sales. Omniyat has not published a more recent, updated sales figure specifically for Orla.

Who is the developer and what is its handover record?

Omniyat is a Dubai based developer known for ultra high value projects on Palm Jumeirah and in Business Bay. Orla is managed in partnership with Dorchester Collection and designed by Foster and Partners. Omniyat publishes its own dated construction progress updates for Orla, most recently in August 2026.

What to check before booking

  1. The handover date in your sale and purchase agreement, since Omniyat’s own August 2026 update points to a later date than either portal listed above.
  2. The construction update page for the project, which Omniyat updates periodically with dated progress notes.
  3. The DLD project status for the specific building, through Dubai Land Department’s project status enquiry service.
  4. The 50% instalment due on handover, which is a larger final payment than plans with a smaller final instalment.
