When will Enara by Omniyat be handed over?

Omniyat’s project page now gives a completion date of Q3 2028 for Enara (accessed 11 October 2026). In an update reported on 30 August 2026, Omniyat said the tower was scheduled for completion in 2028 (Al Masdar Al Aqaari). The Dubai Land Department (DLD) register, listed under the name “Enara By Omniyat”, still shows a completion date of 31 December 2027, and Propsearch and Continental Club both show December 2027 or Q4 2027.

The DLD recorded Enara 7.25% complete at its inspection of 12 June 2026, up from 5.63% on 20 January 2026. At about 0.35% a month over the past year (Continental Club), the gap between the register date and the work on site is wide, which fits the developer’s later 2028 date.

Enara by Omniyat construction update

The register records a construction start of 1 October 2024. Piling had been completed on the plot under an earlier, cancelled scheme (Propsearch). On 16 February 2026 Omniyat appointed Dutco as main contractor after enabling works and 100% of piling were complete, and said the structure would rise to level 10 during 2026, with facade works starting later in the year (Zawya). By 30 August 2026, Omniyat put the tower at 14% complete and said the structure was expected to reach level three by the end of 2026 (Al Masdar Al Aqaari), a lower target than the one given in February.

The tower is about 120 metres tall, with six basement levels for 595 parking spaces (Propsearch). KEO International Consultants is the architectural consultant. The escrow account is with Mashreq Bank.

Enara by Omniyat offices and sizes

Enara is an office building, not a residential one. Omniyat lists 34 offices over 21 levels, with 378,603 sq ft of office space, 33,074 sq ft of retail and a private members’ club on levels 1 and 2. The DLD register holds 49 units, which may include retail and club space; Propsearch estimates 36.

Enara by Omniyat prices and resale

Omniyat did not publish a price list. The first office sales were registered in November 2024, and Omniyat said in May 2025 that only two of 34 offices remained (Gulf News, 21 May 2025). Registered office sales from March 2025 to June 2026 ranged from about AED 3,290 to AED 7,650 per sq ft (Mitchells). The largest was AED 70.4 million for 13,768 sq ft on 15 January 2026; two smaller units of 2,031 and 2,647 sq ft registered at AED 12.7 million and AED 13.4 million on 19 June 2026.

Continental Club puts the median at AED 64,351 per sq m, about AED 5,980 per sq ft, with 8% of deals resales and prices up 14% over the past year. The 39 registered transactions also include five transfers of the 8,713 sq m plot between 2014 and May 2025.

Enara by Omniyat payment plan

Omniyat has not published a payment plan. Continental Club lists 70% before handover and 30% on handover. With the tower sold out, new buyers can only buy from existing owners, on terms agreed with them and the developer.

Enara by Omniyat developer and delivery record

Omniyat calls Enara its first ultra-luxury commercial tower. Its August 2026 update put AVA on Palm Jumeirah at 98% with delivery in 2026, and Orla by Omniyat at 70% with delivery in early 2027 (Al Masdar Al Aqaari). Omniyat’s larger Business Bay office tower, Lumena by Omniyat, is due in Q4 2029.

What to check before buying at Enara by Omniyat

1. Which completion date the SPA carries. The register says 31 December 2027; Omniyat now says Q3 2028.
2. The DLD inspection after June 2026, to see whether progress has moved toward Omniyat’s 14% figure.
3. The developer’s consent and fees for an assignment, since every office is now resold rather than bought from Omniyat.
4. Shell and core fit-out cost, which is not included in the price of Grand and Ultra-Grand offices.
