4 and 5 bedroom townhouses Updated 12 October 2026

Short answer

Mykonos at DAMAC Lagoons has not been handed over. Its registered completion date was 31 December 2025, but the DLD register recorded it at 81.06% complete on 30 September 2026. DLD project records republished in September 2026 show an expected completion of 28 February 2027. DAMAC has not published a revised Mykonos handover date. The cluster has 575 homes on the DLD register, mostly 4 and 5 bedroom townhouses, and it is sold out, so homes now trade as off-plan resales.

DAMAC Lagoons Mykonos handover date and construction update

Mykonos is one of the later townhouse clusters at DAMAC Lagoons, the Mediterranean-themed community in Dubailand. DAMAC launched it in April 2023 as the tenth cluster in the community. It sits on the western edge of the master plan, next to Monte Carlo and Malta.

Mykonos has not been handed over. The Dubai Land Department (DLD) register gives a registered completion date of 31 December 2025, which has passed. The latest DLD inspection, on 30 September 2026, put the cluster at 81.06% complete, up from 79.74% on 9 July 2026 (Continental Club, citing the DLD registry). The July figure was itself up 2.26 percentage points from the inspection on 13 May 2026. DLD project records republished on 6 September 2026 show an expected completion of 28 February 2027.

DAMAC has not published a revised date for Mykonos. The main contractor for Mykonos and Monte Carlo is China Nuclear Industry 22nd Construction Co., which DAMAC named in December 2023. Across the whole community, DAMAC handed over 513 homes in 2025 and targets about 6,300 in 2026 (DAMAC, 4 September 2026).

Mykonos homes and sizes

The DLD register lists 575 units at Mykonos, described as G+1 and G+2 homes. DAMAC sold them as two townhouse types.

Home type Built-up area Floors Launch price (Apr 2023)
4 bedroom townhouse (middle unit) 2,273 to 2,283 sq ft Ground plus one AED 2,470,000
5 bedroom townhouse (end unit) 3,376 to 3,377 sq ft Ground plus two, with maid’s room AED 3,280,000

Sizes and prices are from the DAMAC launch price sheet and DLD records (damaclagoonsproperty.ae; Data Habibi). The cluster is sold out, so there is no new developer stock.

Mykonos prices and resale

Recent DLD-registered sales of 4 bedroom townhouses of about 2,273 sq ft (Data Habibi):

Date Price Per sq ft
15 Sep 2026 AED 2,250,000 AED 990
25 Aug 2026 AED 2,473,000 AED 1,088
18 Aug 2026 AED 2,473,000 AED 1,088
15 Jun 2026 AED 2,864,640 AED 1,260

Two 5 bedroom townhouses sold for AED 3.45 million and AED 3.48 million in January 2026. Recent 4 bedroom resales are close to, and in one case below, the April 2023 launch price of AED 2.47 million.

Over the 12 months to early September 2026, the median registered price at Mykonos was 14% lower than in the 12 months before, while the wider district rose 3% (Continental Club, DLD transaction registry). In the 12 months to 27 April 2026, Mykonos recorded 121 registered sales at a median of AED 3.03 million, or AED 1,217 per sq ft (damaclagoonsproperty.ae, citing DLD data). All of this is off-plan resale, since no home has been handed over.

Mykonos rents

There are no Mykonos rental contracts yet, because the cluster is not complete. The closest guide is Malta next door, where the Malta 2 phase was recorded finished on 8 April 2026 and 4 bedroom townhouses are of a similar size. Property Finder’s recent rental records show Malta 4 bedroom townhouses let for AED 130,000 to AED 145,000 a year between 10 and 15 August 2026. In Santorini, 4 bedroom townhouses let for AED 145,000 to AED 160,000 a year on 1 August 2026.

At AED 140,000 a year on a price of AED 2.47 million, the gross rental yield would be about 5.7%, before service charges. Malta had more than 350 homes listed for rent on Property Finder in August 2026, and about 6,300 more homes are due across DAMAC Lagoons in 2026, so rents may face more competition when Mykonos completes.

Mykonos payment plan

DAMAC’s launch sheet set a 20/60/20 plan:

Payment Share On a 4 bed at AED 2,470,000
On booking 20% AED 494,000
During construction (some instalments at 70%, 80% and 90% built) 60% AED 1,482,000
On handover 20% AED 494,000

The 4% DLD fee is paid on top. Some portals show a 60/40 plan instead (20% booking, 40% during construction, 40% on handover), so the SPA for each unit is what counts. On a resale, the buyer usually pays the seller for the amount already paid plus any premium, and takes over the remaining instalments with a DAMAC NOC.

Expected completion: DLD records via PropertyMonitor (damaclagoonsproperty.ae, 6 September 2026); Marbella from Data Habibi. Mykonos had the largest fall in median price of these clusters. It launched later and at a higher price than Monte Carlo, Marbella and Ibiza, whose 4 bedroom townhouses started at AED 1.9 million to AED 2.1 million.

What to check before buying at Mykonos

  1. The SPA completion date and any grace period for the exact unit, and whether DAMAC has issued a revised date.
  2. The DLD construction status through DLD’s project status enquiry service, since the last published figure is from July 2026.
  3. How much is still owed to DAMAC on a resale, and when the handover payment falls due.
  4. The service charge. No Mykonos rate has been published yet. The first published DAMAC Lagoons rate, for Santorini 1, 2 and 3, is AED 3.5 per sq ft a year (DLD index, 2026).
  5. Rental competition from other clusters completing in 2026 and 2027, if the home is bought to let.
