DAMAC Lagoons Morocco handover date and construction update

Morocco is the Moroccan-themed cluster at DAMAC Lagoons, the Mediterranean-themed community in Dubailand. Bayut describes it as the final residential cluster in the community. It mixes 4 and 5 bedroom townhouses with 6 and 7 bedroom villas, which are the largest homes in DAMAC Lagoons. Sales of the first phase, Morocco 1, started on 30 June 2023. DAMAC launched the second phase, Morocco 2, in September 2023.

Neither phase has been handed over. On 17 July 2026 the Dubai Land Department (DLD) register recorded:

Phase Units (DLD) Progress, 17 Jul 2026 Gain since previous inspection Expected completion
Morocco 1 470 76.94% 8.77 points since 24 Mar 2026 30 Apr 2027
Morocco 2 554 65.34% 5.51 points since 14 Apr 2026 31 Oct 2027

Units and progress are from the DLD registry via Continental Club (15 September 2026). Expected completion dates are DLD project records republished by damaclagoonsproperty.ae on 6 September 2026. Bayut and Property Finder still list a Q4 2026 handover for Morocco, with Property Finder giving December 2026. DAMAC has not published a revised date. Across the community, DAMAC handed over 513 homes in 2025 and targets about 6,300 in 2026 (DAMAC, 4 September 2026).

Morocco homes and sizes

Home type Homes, both phases Built-up area Launch price
4 bedroom About 690 2,228 to 2,286 sq ft AED 2,850,000
5 bedroom About 280 3,047 to 3,468 sq ft AED 3,150,000 (middle) to AED 3,800,000 (end)
6 bedroom villa About 19 About 11,000 to 25,475 sq ft AED 14,500,000 to AED 29,200,000
7 bedroom villa About 34 17,347 to 17,627 sq ft AED 19,000,000

Launch prices are from DAMAC’s Morocco price sheet, which DAMAC marked as indicative. Home counts are from DLD data (damaclagoonsproperty.ae, 6 September 2026). Sizes are from the same source and Continental Club’s Morocco 2 floor plans. The DLD register lists both phases as villa projects, while DAMAC’s price sheet calls the 4 and 5 bedroom homes townhouses. Both phases are sold out.

Morocco prices and resale

Recent sales recorded on Property Finder’s Morocco project page:

Date Home Price
4 Aug 2026 4 bedroom AED 2,870,000
15 Jul 2026 5 bedroom AED 3,342,400
9 Feb 2026 6 bedroom villa AED 27,500,000
20 Nov 2025 7 bedroom villa AED 21,063,000

A 4 bedroom at AED 2.87 million is about level with the AED 2.85 million launch price. Over the 12 months to mid-September 2026, the median registered price was 3% lower than the 12 months before at Morocco 1 and 11% lower at Morocco 2, while the wider district rose 3%.

In the 12 months to 27 April 2026, Morocco recorded 47 sales at a median of AED 3.13 million, or AED 1,332 per sq ft (damaclagoonsproperty.ae, citing DLD data). That was higher than Mykonos at AED 1,217, Ibiza at AED 1,124 and Monte Carlo at AED 1,033 per sq ft over the same period.

Morocco rents

No Morocco homes have been let yet. For the townhouses, the closest guide is Malta, where homes are ready and the Malta 2 phase was recorded finished on 8 April 2026. Its 4 bedroom townhouses are of a similar size. Property Finder’s recent rental records show Malta 4 bedroom townhouses let for AED 130,000 to AED 145,000 a year between 10 and 15 August 2026. Santorini 4 bedroom townhouses let for AED 145,000 to AED 160,000 a year on 1 August 2026.

At AED 145,000 a year on a price of AED 2.87 million, the gross rental yield would be about 5%, before service charges. That is lower than at the clusters that launched cheaper. There is no comparable rental evidence yet for 6 and 7 bedroom villas of this size in DAMAC Lagoons.

Morocco payment plan

DAMAC’s launch sheet set a 20/60/20 plan: 20% on booking, 60% during construction and 20% on completion. Most construction payments were monthly instalments over 33 months from the June 2023 sales start. Three smaller ones, of 2%, 2% and 1%, were tied to 70%, 80% and 90% build progress (Kredium; damaclagoonsproperty.ae). Bayut and Property Finder show a 20/40/40 plan, so the SPA for each unit is what counts.

Example only, on a 4 bedroom at the AED 2.85 million launch price with a 20/60/20 plan: AED 570,000 on booking, AED 1,710,000 during construction and AED 570,000 on completion, plus the 4% DLD fee of AED 114,000. At 76.94%, Morocco 1 had passed the 70% milestone. Morocco 2, at 65.34%, had not.
