DAMAC Lagoons Marbella handover date and construction update

Marbella is a townhouse cluster at DAMAC Lagoons, the Mediterranean-themed community in Dubailand. It is themed on Andalusia and the Puerto Banus area, with a flamenco garden, an olive tree garden and a pop-up mall among its planned features (Bayut). DAMAC launched it in late 2022. It was already listed among the launched clusters when Monte Carlo was announced on 24 November 2022 (Khaleej Times).

Marbella has not been handed over. The Dubai Land Department (DLD) register gives a registered completion date of 31 December 2025. Bayut and Data Habibi later listed Q2 2026, and Data Habibi gives 30 June 2026. Both dates have passed.

The latest DLD inspection, on 30 September 2026, put Marbella at 87.32% complete, up from 84.53% on 17 August 2026 (Continental Club, citing the DLD registry). Between 21 April and 17 August 2026 it rose from 74.70% to 84.53%, a gain of 9.83 percentage points in about four months. DAMAC has not published a new handover date for Marbella. Across the community, DAMAC handed over 513 homes in 2025 and targets about 6,300 in 2026 (DAMAC, 4 September 2026).

Over the 12 months to mid-September 2026, the median registered price at Marbella was 5% higher than in the 12 months before, in line with the wider district at 3% (Continental Club, DLD transaction registry). Marbella rents

No Marbella homes have been let yet, because the cluster is not complete. In Malta, where the Malta 2 phase was recorded finished on 8 April 2026, 4 bedroom townhouses are of a similar size. Property Finder’s recent rental records show Malta 4 bedroom townhouses let for AED 130,000 to AED 145,000 a year between 10 and 15 August 2026. Santorini 4 bedroom townhouses let for AED 145,000 to AED 160,000 a year on 1 August 2026.

At AED 140,000 a year on a price of AED 2.4 million, the gross rental yield would be about 5.8%, before service charges. Bayut’s H1 2026 report put the gross yield for DAMAC Lagoons villas at 6.09%. Malta alone had more than 350 homes listed for rent on Property Finder in August 2026.

Marbella payment plan

Property Finder and Data Habibi list a 20/60/20 plan: 20% on booking, 60% during construction and 20% on handover. Bayut shows 20/40/40, with 40% due on handover. The SPA for each unit sets the actual schedule.

Example only, on a 4 bedroom at the AED 1.9 million launch price with a 20/60/20 plan: AED 380,000 on booking, AED 1,140,000 during construction and AED 380,000 on handover, plus the 4% DLD fee of AED 76,000. On a resale, the buyer usually pays the seller for the amount already paid plus any premium, and takes over the remaining payments with a DAMAC NOC.

What to check before buying at Marbella

  1. The SPA completion date and grace period, and whether DAMAC has written to buyers with a revised date.
  2. The latest DLD construction status through DLD’s project status enquiry service.
  3. The amount still owed to DAMAC on a resale, and when the handover payment falls due.
  4. The service charge. No Marbella rate has been published yet. The first published DAMAC Lagoons rate, for Santorini 1, 2 and 3, is AED 3.5 per sq ft a year (DLD index, 2026).
  5. Rental competition from other clusters completing around the same time, if the home is bought to let.
