DAMAC Lagoons Monte Carlo handover date and construction update
Monte Carlo is a townhouse cluster at DAMAC Lagoons, the Mediterranean-themed community in Dubailand. DAMAC launched it on 24 November 2022, themed on the French Riviera, and placed it between the Malta and Portofino clusters. Its named amenities include an Aqua Opera School House pavilion, a board games pavilion and a vintage car display (Khaleej Times, 24 November 2022).
Monte Carlo has not been handed over. Its registered completion date on the Dubai Land Department (DLD) register was 31 December 2025. The latest DLD inspection, on 9 July 2026, put it at 86.38% complete, up 3.29 percentage points from 13 May 2026 (Continental Club, citing the DLD registry). DLD project records republished on 6 September 2026 show an expected completion of 31 December 2026, a year after the original date.
DAMAC has not published a revised date for Monte Carlo. The main contractor for Monte Carlo and Mykonos is China Nuclear Industry 22nd Construction Co. (DAMAC, December 2023). Of the clusters still being built, Monte Carlo had the highest recorded progress in July 2026.

Over the 12 months to late September 2026, the median registered price at Monte Carlo was 7% higher than in the 12 months before, against 3% for the wider district (Continental Club, DLD transaction registry). In the 12 months to 27 April 2026 it recorded 64 sales at a median of AED 2.59 million, or AED 1,033 per sq ft (damaclagoonsproperty.ae, citing DLD data).
Monte Carlo rents
No Monte Carlo homes have been let yet. In Malta next door, where the Malta 2 phase was recorded finished on 8 April 2026, 4 bedroom townhouses are of a similar size on similar plots. Property Finder’s recent rental records show Malta 4 bedroom townhouses let for AED 130,000 to AED 145,000 a year between 10 and 15 August 2026. Santorini 4 bedroom townhouses let for AED 145,000 to AED 160,000 a year on 1 August 2026.
At AED 140,000 a year on a price of AED 2.35 million, the gross rental yield would be about 6%, before service charges. Bayut’s H1 2026 report put the gross yield for DAMAC Lagoons villas at 6.09%. Malta had more than 350 homes listed for rent on Property Finder in August 2026, which is a sign of how much rental stock arrives as clusters complete.
Monte Carlo payment plan
The DLD registry and DAMAC’s price sheet give a 20/60/20 launch plan: 20% on booking, 60% during construction and 20% on completion. Only a small share was tied to calendar dates. Most of the construction payments were tied to build milestones at 40%, 50%, 60%, 70%, 80% and 90% complete (damaclagoonsproperty.ae). At 86.38% built, the 90% milestone was the next one due. Property Finder shows a 20/40/40 plan, and one broker listed an 80/20 plan at launch, so the SPA for each unit is what counts.
On a resale, the buyer usually pays the seller for the amount already paid plus any premium, then takes over the remaining payments with a DAMAC NOC. The 4% DLD fee applies to the resale price.
