Palm Jebel Ali handover date: the latest position

Palm Jebel Ali is not finished, and it does not have one handover date. Each villa frond is a separate project on the Dubai Land Department (DLD) register with its own registered completion date. These run from 29 September 2027 for Fronds O and P to 17 January 2028 for Fronds A to F (Continental Club, 29 September 2026). See Palm Jebel Ali for prices and the wider project.

Nakheel’s own date is earlier. It said on 20 August 2026 that phased handover of the first villas would begin in late 2026 and continue through 2027, without naming which fronds come first. By 1 October 2026 Nakheel had not announced a completed villa handover. A Dubai Times headline on 24 September 2026 said handovers had begun, but named no frond or villa count. Nakheel’s August 2026 handover of 892 homes was at Jebel Ali Village, a separate community.

Fronds K to P hold the 728 Beach and Coral Collection villas that Nakheel said had entered internal and external finishing in August 2026. Fronds A to F hold 544 villas that were still in substructure, superstructure and MEP works. Frond K moved from 25.11% at the RERA inspection of 27 January 2026 to 47.91% on 5 August 2026 (Nakheel; fäm Properties). The Coral Villas at Palm Jebel Ali: handover date

The Coral Villas is a portal name for Nakheel’s Coral Collection on Palm Jebel Ali: 7 bedroom villas of three floors, from about 11,222 to 12,165 sq ft, listed from AED 29 million (newdevelopments.ae and Everhomes, accessed 6 October 2026). Both portals give a Q4 2027 handover. No DLD project is registered under the name The Coral Villas. The Coral villas sold from 2023 sit inside the Fronds K to P registrations above, where Nakheel builds its first Beach and Coral Collection villas (Nakheel, 16 June 2026), so their date is the frond’s registered date, from 29 September 2027 on Fronds O and P to 1 December 2027 on Frond K. Newer Beach and Coral Collection records on Fronds B to F carry a later date of 4 December 2028. One published schedule for the collection put the last construction instalment in July 2026, leaving 20% due on handover.

Sources disagree on when the island is finished. Nakheel gives a start window for handovers, not an end date, while the DLD register gives a date per frond that the developer can change.

What the Palm Jebel Ali handover date means for payments

Palm Jebel Ali villas were sold on an 80/20 plan: 20% at booking, six to nine instalments totalling 60% during construction, and 20% at handover (Tanami Properties). On a villa at the AED 18 million launch price, AED 3.6 million falls due at handover. If a frond hands over after its registered date, that final 20% moves with it, but instalments linked to construction stages continue as work progresses.

What to check before relying on the Palm Jebel Ali date

1. Which frond your villa is on. Frond O is registered for September 2027 and Frond A for January 2028, and newer releases for December 2028.
2. Whether your villa is in Nakheel’s first phase. Nakheel’s late 2026 start has not been tied to a named frond.
3. The completion date and grace period in your SPA, which can differ from both the register and Nakheel’s statements.
4. For Fronds A to F, the pace of work. They were about 4% built in June 2026 with a registered date of January 2028, so check the next DLD inspection before relying on that date.
