Nakheel relaunched Palm Jebel Ali in September 2023 with villas from AED 18 million and built-up areas of 7,000 to 20,000 sq ft (Gulf News, 15 September 2023). Propsearch puts the launch range at AED 18 million to AED 25 million. Three years on, no villa has been confirmed as handed over, so every sale is still an off-plan resale. Nakheel sells two villa collections. The Beach Collection has 5 and 6 bedroom villas of 7,500 to 8,500 sq ft. The Coral Collection has 6 and 7 bedroom villas of 11,500 to 12,500 sq ft (Nakheel, 23 October 2025). Nakheel’s own releases do not publish prices, so launch prices come from portal project pages and news reports.

Launch prices and sizes are from Property Finder’s Frond A and Frond B project pages, both released on 14 January 2025. Per sq ft figures are August 2026 averages from Orfali Properties. Real Estate Club Dubai gave a similar spread in March 2026: 5 bedroom villas from about AED 18 million, a median of about AED 21.5 million for 6 bedrooms, and AED 29 million to AED 43 million for 7 bedroom villas.

Prices vary widely between fronds, and within a frond by villa style and plot position. Orfali Properties reported these registered sales in 2026:

Palm Jebel Ali payment plan
The plan used across the villa releases is 80/20: 20% at booking, 60% in six to nine instalments during construction, and 20% at handover (Property Finder, Tanami Properties). The 4% DLD registration fee is paid on top at booking.
Example only. For a 5 bedroom villa at AED 18 million, the booking payment is AED 3.6 million plus the DLD fee of AED 720,000. Construction instalments total AED 10.8 million, and AED 3.6 million is due at handover. A resale buyer usually pays the seller’s premium and takes over the instalments still owed to Nakheel.
Palm Jebel Ali handover date
Nakheel said on 16 June 2026 that phased handovers would begin later in 2026. As of 28 September 2026 it had not confirmed a completed handover. The DLD register listed Fronds K to P between 34.65% and 55.70% complete in early September 2026 (Palm Observer, 3 September 2026), and Frond M at 40.29% on 5 August 2026 (fäm Properties).

- The frond and collection, since prices per sq ft and completion dates differ by frond.
- The DLD-registered sale history for the same frond and villa style, not only portal asking prices.
- The balance still owed to Nakheel on a resale, including the 20% due at handover.
- The completion date and grace period in the SPA, checked against the DLD project status service.
- The villa’s built-up area, since the same bedroom count ranges from about 7,300 to 8,500 sq ft in the Beach Collection.
