When will Miorah by Zoya be handed over?

The DLD project register gives Miorah by Zoya a registered completion date of 31 August 2027. Property Finder lists the handover as Q3 2027, matching that date. When Zoya Developments launched the project, Gulf Construction reported a Q2 2027 handover (18 February 2026), so the date now on record is one quarter later than the launch figure.

The building is registered as DLD project 4228, “Miorah By Zoya”, in the Dubai South Residential District, with its escrow account at Emirates NBD. The register records construction starting on 15 December 2025, one day after sales opened.

Miorah by Zoya construction update

DLD inspections show steady progress since work began:

  • 26 November 2025: 0%
  • 6 May 2026: 6.92%
  • 20 July 2026: 16.12%

That is a gain of about 9 percentage points in 11 weeks between the last two inspections. To reach 100% by 31 August 2027, the remaining 83.88 points need about 6 points a month for 13 months. Continental Club’s own projection, based on the average pace since the start, puts 100% in late 2029. A low-rise building of this size can speed up once the frame is finished, so the next inspections are the main test of the date.

  • 21 two bedroom apartments, median AED 1,202,340, about AED 1,362 per sq ft, range AED 1,003,154 to AED 1,361,588

With 39 of 60 units sold by mid June 2026, about two thirds of the building had been sold within six months of launch. Property Finder notes the project “might be sold out” and showed one resale listing on 11 October 2026. No resale transfers were in the register.

Miorah by Zoya payment plan

Property Finder lists the plan as 20% on booking, 28% during construction, 10% on handover and 42% after handover. At launch, Gulf Construction described it as 1% a month with 10% milestone payments and final settlement at 36 months. Miorah by Zoya developer and delivery record

Zoya Developments announced its entry into the Dubai market in January 2026 with more than AED 2 billion set aside for the following three years. It has since launched several projects, including Nuve by Zoya in Dubailand Residence Complex and Pristine by Zoya in Al Furjan. Miorah is the earliest of these to start construction. None of Zoya’s Dubai projects had been completed by October 2026, so Miorah will be its first delivery test in the city.

What to check before buying at Miorah by Zoya

  1. The completion date and grace period in the SPA, compared with the registered 31 August 2027 and the Q2 2027 date given at launch.
  2. Progress at the next DLD inspection. At 16.12% in July 2026, the pace needs to rise to about 6 points a month for the date to hold.
  3. The post-handover balance. 42% of the price is paid after handover, so the timing of those instalments matters for any resale or mortgage.
  4. The unit’s registered area. DLD sale areas for studios (about 377 to 418 sq ft) sit below the 400 to 427 sq ft quoted at launch, so the SPA area is the figure to compare prices on.
