Nuve by Zoya developer and delivery record

Zoya Developments is an Indian developer that announced its entry into Dubai in January 2026, with more than AED 2 billion allocated for the following three years (Zoya Developments, January 2026). Its launch release says the group has more than 14 years in the UAE market. In Dubai it has launched several projects in quick succession, including Pristine by Zoya in Al Furjan, Miorah by Zoya in Dubai South and Izel by Zoya in DLRC, which opened sales in February 2026 with a Q3 to Q4 2028 handover (CBNME, 22 May 2026). None of its Dubai projects had been completed by October 2026, so Nuve’s delivery cannot yet be judged against a Dubai track record.

What to check before buying at Nuve by Zoya

  1. The completion date in the SPA and how it relates to the registered 30 June 2028 date, including any grace period.
  2. The post-handover schedule, since 40% is paid over three years after handover and the developer has not yet delivered a Dubai project.
  3. The furniture package included in the price, as Zoya sells every unit furnished.
  4. DLD inspection figures over the next year, which will show whether the building is on course for mid 2028.
