When will Kanyon by Beyond be handed over?

Beyond’s launch release of 25 November 2025 says Kanyon is scheduled for delivery in Q2 2029, and Property Finder gives expected completion as 1 June 2029 (via OffplanInsight). The DLD project register, where the tower is listed as “Kanyon by Beyond” in The Forest District Jumeirah Peninsula, holds an earlier registered completion date of 30 September 2028.

The last published DLD inspection, dated 27 August 2025, recorded 0% complete, three months before the public launch. The register gives a construction start of 30 June 2026, which leaves 27 months to the registered date and about 36 months to the end of Q2 2029.

Kanyon by Beyond construction update

DLD registered Kanyon as project 4050, with 412 units and escrow at Emirates NBD (Continental Club, register updated 4 October 2026). No inspection after 27 August 2025 had been published by 11 October 2026, so there is no public figure showing site work since the registered June 2026 start. Beyond’s March 2026 construction update covered its earlier Dubai Maritime City towers, not Kanyon (Zawya, 24 March 2026).

Kanyon by Beyond homes and sizes

Kanyon is a single tower, the second in Beyond’s Forest District alongside Talea, designed around a “Green Canyon” idea with a planted spine up the facade, a terraced podium called the Green Descent, a sky pool and a rooftop bar for residents (Beyond, 25 November 2025). Beyond’s release counts 411 homes; the DLD register counts 412.

Kanyon by Beyond prices and resale

1 bedrooms launched from about AED 2.4 million, 2 bedrooms from about AED 3.8 million and 3 bedrooms from about AED 7.5 million (OffplanInsight, citing Property Finder and Engel & Völkers). Beyond put the project’s total value at AED 1.5 billion.

DLD has registered 333 sales since launch, with no resales recorded (Continental Club, transactions to 3 October 2026). Medians were AED 2,577,000 for a 1 bedroom of about 915 sq ft (204 sales), AED 4,213,000 for a 2 bedroom of about 1,410 sq ft (116 sales) and AED 7,543,000 for a 3 bedroom of about 2,368 sq ft (13 sales). The overall median was about AED 2,889 per sq ft. Recent sales include a 2 bedroom of about 1,334 sq ft at AED 3,760,260 on 1 October 2026 and a 1 bedroom of about 930 sq ft at AED 2,537,220 on 10 August 2026.

Kanyon by Beyond payment plan

Kanyon is sold on a 10/40/50 plan. Sandwater (19 August 2026) gives the schedule as:

• 10% on purchase
• 10% within 1 month
• 5% each at 5, 9, 14, 20, 26 and 32 months
• 50% on handover

Some brokers call this a 50/50 plan. Because the instalments run on fixed months, buyers who booked at launch will have paid 50% by mid 2028, with the rest due at a handover marketed for Q2 2029.

Kanyon by Beyond developer and delivery record

Beyond Developments is a brand under Omniyat Group. Continental Club lists Omniyat as the developer, and the DLD register names Cobia Real Estate Development as the developing entity. Beyond has not yet completed a project. Its first, Saria, was 10.32% complete in March 2026 with completion expected in Q1 2028 (Zawya, 24 March 2026). What to check before buying at Kanyon by Beyond

1. The completion date in the SPA. The register says 30 September 2028, and Beyond markets Q2 2029.
2. The next DLD inspection, to confirm work started after the registered 30 June 2026 start date.
3. The 50% handover payment, which on a median 1 bedroom is about AED 1.29 million.
4. Supply in the same district. Several Beyond towers in Dubai Maritime City are due between 2028 and 2029.
