When will Ember at Park Five be handed over?

The DLD register gives Ember at Park Five a completion date of 1 June 2027 (DLD project register via Continental Club, registry updated 4 October 2026). Deyaar announced Park Five on 27 November 2024 and said phase 1, made up of the Elm and Ember buildings, was scheduled for completion in summer 2027. Property Finder lists delivery in June 2027. So far the developer date and the registered date match.

The gap is on site. At the DLD inspection on 17 September 2026 the building was 18.24% complete, with less than eight months left before the registered date. No change to the date had been filed by October 2026.

Ember at Park Five construction update

The DLD register records the project as registered on 16 December 2024, with construction starting on 1 April 2025 (Data Dubai). It holds three DLD inspections: 0% on 23 October 2024, 13.43% on 29 June 2026 and 18.24% on 17 September 2026. That is a gain of 4.81 percentage points in about 11 weeks, which Data Dubai puts at about 1.8 points a month.

The building has a basement, ground floor, podium, 11 residential floors and a roof level (Continental Club). Buyer payments go into an escrow account at Dubai Islamic Bank, under DLD project number 3344.

Ember at Park Five homes and sizes

The DLD register lists 205 units in one building. Most are 1 bedroom apartments.

Unit counts and sizes are from the DLD register via Continental Club, excluding the smallest and largest 5% of each type. Amenities listed by Deyaar for the first phase include a pool, gym, children’s play areas, a rooftop Zen garden and an outdoor cinema.

Ember at Park Five prices and resale

Before the launch, agency listings gave a starting price of about AED 704,000 (DXB Properties, 20 October 2024). Property Finder now marks the project as sold out, with the lowest listed price at about AED 1.2 million.

The DLD register held 198 sales by early October 2026, with only one resale. Median prices paid are:

• Studio: AED 686,109 (10 sales)
• 1 bedroom: AED 1,069,370 (115 sales)
• 2 bedroom: AED 1,436,374 (54 sales)
• 3 bedroom: AED 2,371,662 (18 sales)

These figures are from Continental Club’s DLD data, updated 3 October 2026. The building median is about AED 1,328 per sq ft. Property Index puts it at AED 1,302 per sq ft across 197 sales, close to the Dubai Production City median of AED 1,298. Sales in September 2026 included a 3 bedroom of 1,777 sq ft at AED 2,379,469 on the 11th floor.

Ember at Park Five payment plan

Deyaar launched phase 1 with a 50/50 plan. Property Finder and Continental Club give it as 10% on booking, 40% in instalments during construction and 50% on handover. Property Finder also lists a second plan of 10% on booking, 30% during construction and 60% on handover. The 4% DLD registration fee is paid on top at booking.

With half the price due on handover, the timing of the final payment depends on when the building is finished, not on the 1 June 2027 date alone.

Ember at Park Five developer and delivery record

Deyaar is a Dubai developer listed on the Dubai Financial Market. Park Five is a five building community: Elm and Ember in phase 1, Neem next, then Ivy and Alder in the final phase announced on 25 September 2025. The DLD register shows the later buildings with later dates. Ivy at Park Five was 6.28% complete on 17 September 2026 with a registered date of 31 December 2027, and Alder was 6.07% on 30 September 2026 with the same date (Continental Club).

What to check before buying at Ember at Park Five

1. Resale terms. With the developer stock sold, any purchase now is a resale of an off-plan contract. Check how much has been paid to date and what Deyaar charges for a transfer.
2. The SPA completion date and grace period, since the building was 18.24% built in September 2026 against a 1 June 2027 date.
3. Which payment plan the unit is on. A unit on the 10/30/60 plan carries a larger final payment than one on the 10/40/50 plan.
4. The latest DLD inspection. The DLD project status service shows each new inspection figure as it is recorded.
