Azizi has continued launching new numbered towers in the same Meydan community, including Riviera 49, 53, 54, 55, 58, 60, 64, 66 and 68, with handover dates published between January and May 2027 (Property Finder, 2026). When will Azizi Riviera be handed over?

Azizi Riviera is not one building but a large, ongoing Meydan community, so the handover date depends on which tower a buyer holds.

What is the payment plan for Azizi Riviera?

Azizi has not used one fixed plan across the whole community. Early phases sold on 10% down, 20% during construction and 70% on handover. Some current towers, such as Riviera 53, 58, 60 and 66, list a 10% down payment, 20% during construction and 70% on handover, and Riviera 68 lists 10% down, 15% during construction and 75% on handover (Property Finder; Propsearch, 2026). A 20% down, 80% on handover option has also been advertised on selected units.

As a worked example only, for a studio at Riviera 53 listed from AED 510,000 on a 10/20/70 plan: 10% down is AED 51,000, plus the 4% DLD registration fee of AED 20,400, for AED 71,400 due at booking. The 20% construction instalment is AED 102,000, and the 70% due on handover is AED 357,000.

What do homes at Azizi Riviera cost, to buy and to rent?

Original phase studios launched from about AED 561,000 in 2017 and are now listed from around AED 579,000 on resale (Propsearch, 2026). Newer numbered towers have launched from lower entry points on smaller units, with studios currently listed from about AED 480,000 to AED 660,000 and one and two bedroom units from roughly AED 1.1 million to AED 1.6 million, depending on the building (Property Finder listings, 2026).

For renting, studios in completed towers such as Riviera 32 and Riviera 46 are currently asking between about AED 35,000 and AED 120,000 a year, with reported averages of roughly AED 55,000 to AED 58,000 for the area (Property Finder, 2026). Rents vary with size, floor and view.

  1. The exact building number, such as Riviera 53 or Riviera 68, since handover dates and payment plans differ tower by tower within the same community.
  2. The handover date and grace period in your SPA, not a community wide figure.
  3. The DLD project status for that specific building, through the Dubai Land Department’s project status enquiry service.
  4. How the 4% DLD fee is billed alongside your chosen instalment plan.
  5. Whether you are buying off-plan from Azizi or on resale, since original phases are marketed as sold out and only available through resale.
