When is the Azizi Riviera handover date?
Short answer
Azizi Riviera has no single handover date: Phases 1 to 3 were completed between 2019 and 2023, Azizi gives Q4 2026 for Rêve, and the newer numbered towers have registered completion dates of 13 March 2027 or 30 May 2027. At DLD inspections between 30 July and 7 September 2026, those newer towers were between 54.40% (Riviera 49) and 91.02% (Riviera 66) complete, and Riviera 55, 56 and 58 were recorded as 100% complete, while Azizi put Rêve at 79% on 16 July 2026. Rêve was first due in October 2024, and Azizi's August 2025 target of Q2 2026 for all remaining buildings was not met.

Azizi Riviera handover date: the latest position
Azizi Riviera is a community of 75 buildings in Meydan One, so the handover date depends on the building. Phases 1 to 3 were completed between 2019 and 2023, and Propsearch counted 55 buildings as completed on 23 September 2026. The two groups still being built are Rêve, which Azizi gives for Q4 2026, and a set of newer numbered towers with registered completion dates of 13 March 2027 or 30 May 2027. Azizi reported Rêve at 79% complete on 16 July 2026. At DLD inspections between 30 July and 7 September 2026, the newer towers still under construction ranged from 54.40% (Riviera 49) to 91.02% (Riviera 66). Riviera 55, 56 and 58 were recorded at 100%, ahead of their registered 2027 dates.

Rêve’s date has moved about two years from its launch listing. The newer numbered towers were registered with DLD in March and May 2025, and several are ahead of their 2027 registered dates.
What the Azizi Riviera handover date means for payments
Riviera plans put most of the price at handover, so the date matters for cash flow. Property Finder lists Rêve on 10% down, 30% during construction and 60% on handover, or 10%, 40% and 50%. The newer numbered towers list 10% down with 70% to 75% on handover, and some units use 20% down with 80% on handover (Property Finder; Propsearch, 2026). On a Rêve unit at AED 1.5 million, the launch entry price reported by Propsearch, 60% is AED 900,000 due at handover.
What to check before relying on the Azizi Riviera date
- The building number on the SPA. Riviera 49 and Riviera 55 share the same registered date, 13 March 2027, but were 54% and 100% built at their latest 2026 inspections.
- For Rêve, the SPA date and grace period. The launch listing gave 30 October 2024, so the time since then counts against any grace period in older Rêve contracts.
- For towers at 100%, the handover notice. A 100% inspection is not the same as keys. The large handover payment falls due with the notice.
- Lagoon-facing units. The lagoon’s completion has not been confirmed by Azizi, so views and access described at sale may not yet be in place.

Is Azizi Riviera finished?
Not all of it. Propsearch counted 55 of Riviera's 75 buildings as completed, 18 under construction and 2 planned on 23 September 2026. Phases 1 to 3 are complete, and Riviera 69 and Beachfront I were handed over in March 2026 (Azizi, 31 Mar 2026).
When will Azizi Riviera Rêve be completed?
Azizi gives Q4 2026. It reported Rêve at 79% complete on 16 July 2026, with the structure finished and façade works at 69%. Property Finder lists the original completion date as 30 October 2024.
What is the Azizi Riviera lagoon completion date?
In March 2022 Azizi said the 2.7 km crystal lagoon would be delivered as early as Q1 or Q2 2023 (Gulf News, 18 Mar 2022). Azizi's 27 September 2025 Rêve update still described the lagoon in the future tense, and its 2026 Riviera releases do not report it as complete. The Rêve towers and the Beachfront buildings sit on the lagoon, and Rêve is due in Q4 2026.
Has the Azizi Riviera handover date been delayed?
For some buildings, yes. Phases 1 and 2 were due in the second half of 2018 at launch and completed from 2019. Rêve moved from October 2024 to Q4 2026. In August 2025 Azizi said the remaining 22 buildings would complete by Q2 2026, and Propsearch still counted 18 under construction in September 2026.
