What residents like about Azizi Riviera

Azizi Riviera is a community of 75 mid-rise buildings and about 16,000 homes in Meydan One. Most of it is complete and rented, so there are many tenant reviews. For handover dates by tower, see the Azizi Riviera project page.

  • Location. Residents in 2026 Reddit threads say the area is close to Downtown, Business Bay and Design District. Mint Real Estate (7 May 2026) puts the drive to Downtown at about 10 to 15 minutes.
  • Walkable and clean. In a January 2026 thread, one resident said everything needed is nearby and the area is very clean. Another, who had lived in JVC and Dubai Marina, said Riviera feels more like a real community where neighbours know each other.
  • Better than its reviews. A tenant in the same thread said the online reviews had put them off, but living there was fine: “Apartment layouts are small but no complaints.” An August 2026 resident said they had no building issues in two years.
  • Price. Mint Real Estate says Riviera studios cost well below Business Bay studios, at about AED 600,000 to AED 850,000 against AED 1.1 million to AED 1.6 million.

Common complaints at Azizi Riviera

  • Small apartments. This is the most repeated complaint. It appears in almost every 2026 Reddit thread, including from tenants who liked the area.
  • Maintenance. In a June 2026 Reddit thread, a former tenant listed a smelly AC, plumbing leaks, cracks in floors and walls, pests and poor sound insulation, and called maintenance slow. The person who started the thread said one studio they viewed had mould. Older Google reviews collected by DubaiPicks describe building-wide AC failures, leaks after rain and repeated fire alarm false alarms, with an average review score of 2.35 out of 5 (accessed August 2026).
  • Noise. A June 2026 commenter cited reports in resident Facebook groups of cars racing at night. Several older Google reviews describe early-morning construction trucks near unfinished phases.
  • Supply. PropertyWiki (24 April 2026) and Mint Real Estate both say the main risk for owners is the number of similar studios and 1 bedroom units competing for the same tenants.

What to check before buying at Azizi Riviera

  1. The exact building number. Reviews, service charges and handover dates differ tower by tower.
  2. The building’s service charge budget on Mollak, and whether cooling is included.
  3. A full inspection for AC performance, leaks, damp and mould, and window seals.
  4. What is still being built nearby, especially close to Phase 4 and the new numbered towers due in 2027.
