At DLD inspections between 13 August and 9 September 2026, Elysian Mansions was 95.02% complete, Alaya 91.45%, Amara 70.80%, Plagette 32 60.57%, Lanai Island 60.56% and Serenity Mansions 32.40%. Alaya's register status changed to finished on 30 September 2026, while Lanai Island reached its registered date at about 61% built, and Majid Al Futtaim says the SPA schedule for each phase is the one that applies.

Tilal Al Ghaf is built and handed over cluster by cluster, so there is no single handover date. Elan, Aura and Harmony are handed over. Alaya’s registered completion date was 20 July 2026, and its DLD register status changed to finished on 30 September 2026. Lanai Island’s registered date was also 30 September 2026. Amara and Plagette 32 are listed for Q4 2026, and Serenity Mansions and Bo Monde for Q4 2027. Prices, the payment plan and service charges are on the Tilal Al Ghaf page.
The DLD inspections in August and September 2026 put six clusters between 32.40% (Serenity Mansions) and 95.02% (Elysian Mansions) complete. Lanai Island reached its registered date at 60.56% built, so the date in each buyer’s SPA, and its grace period, is what applies there.

DLD figures are from the register as republished by Mitchells Commercial Realty, with Alaya’s status change from dubaihandover.com. Alaya and Elysian Mansions each have their own page with dates, payment terms and the date history: Alaya handover date and Elysian Mansions handover date. Unit counts on the register do not always match Majid Al Futtaim’s own: DLD project 2322 lists 45 homes for Alaya, against 130 villas in the developer’s January 2024 release, and Elysian Mansions is registered with 35 homes against 94 units named when its contract was awarded (Zawya, 12 Jun 2026).

What the Tilal Al Ghaf handover date means for payments
Amara and Plagette 32 both use 10% at booking, 50% during construction and 40% on handover, and no current Tilal Al Ghaf phase offers a post-handover plan. On an Amara villa at the listed entry price of AED 6.7 million, AED 2.68 million falls due at handover. Older phases such as Elan sold on different terms, including a six year plan with payments after handover.
What to check before relying on the Tilal Al Ghaf date
- The cluster and DLD project number on the SPA. Alaya and Alaya Gardens are listed separately, with different dates, and clusters range from handed over to 32% built.
- Whether a registered completion date exists. Amara, Plagette 32 and Serenity Mansions have none on file with DLD, so the SPA date is the only written one.
- For Lanai Island and Elysian Mansions, the grace period. Both are past a stated date, Lanai at about 61% built.
- Any June 2026 supply chain notice. If one was received, Majid Al Futtaim’s written reply for that phase shows whether its SPA date still stands.

Majid Al Futtaim gave early 2026 when it awarded the contract in January 2024. Data Habibi lists Alaya Gardens separately, with a Q3 2026 target moved from Q4 2025.
When will Amara and Plagette 32 be completed?
Property Finder lists both for Q4 2026. The DLD inspections on 13 August 2026 recorded Amara at 70.80% and Plagette 32 at 60.57%. Neither has a registered completion date on file, and Majid Al Futtaim's April 2025 contract award for both gave no date.
Has the Tilal Al Ghaf handover date been delayed?
Some clusters are past their dates.
