Elysian Mansions handover date: the latest position
Elysian Mansions, the lagoon-front mansion cluster in Tilal Al Ghaf, had a developer target of mid-2026. Majid Al Futtaim set that date on 22 January 2024, when it named Innovo Build as main contractor. The Dubai Land Department register carries an earlier registered completion date, 31 March 2025, which has passed without being updated. The latest DLD inspection, on 14 August 2026, recorded 95.02% complete. On 4 October 2026 the register still listed project 2054 as under construction. Handover preparation has started on site: a moving company reported walk-through surveys at three Elysian units in April 2026, and an agent described the cluster as entering its handover phase on 4 September 2026. Majid Al Futtaim has not announced completion.

DLD holds Elysian Mansions as a single project, so all mansions share one progress figure. Majid Al Futtaim sold it in two phases in March 2022: 33 homes in phase 1 (8 Lagoonside, 5 Hilltop, 20 Park Lane) and 59 in phase 2. The register counts 35 homes, against 92 villas in its own description and 94 in the developer’s 2024 release.

What the Elysian Mansions handover date means for payments
The handover date decides when most of the price falls due. Data Habibi lists the plan as 10% at booking, 30% during construction and 60% on handover. Bayut’s area guide lists 10% down, 60% during construction and 40% in instalments over five years after handover. On a mansion bought at the launch entry price of AED 18 million, 60% on handover would be AED 10.8 million, while the Bayut version would put AED 7.2 million into post-handover instalments.
What to check before relying on the Elysian Mansions date
- The SPA completion date and grace period. Both the DLD date and the developer’s mid-2026 target have passed, so the contract terms decide what applies.
- Which plan the unit was sold on. The two published plans put very different amounts due at handover.
- The phase and plot type. Phase 1 and phase 2 homes, and Lagoonside, Hilltop and Park Lane plots, may not be finished and handed over together.
