When will Elysian Mansions be handed over?

Elysian Mansions is a cluster of lagoon-front mansions inside Tilal Al Ghaf, Majid Al Futtaim’s community off Hessa Street. When the developer awarded the main contract on 22 January 2024, it said groundworks were finished and the contractor was working to a completion target of mid-2026.

That target has now passed. The Dubai Land Department inspection on 14 August 2026 recorded the project, DLD number 2054, at 95.02% complete, and the register still listed it as under construction on 4 October 2026. The registered completion date on file is 31 March 2025. Mitchells Commercial Realty, which republishes the register, notes that a passed date only means the register has not been updated.

Portal dates differ. Data Habibi lists an original promise of Q4 2025 and a current target of Q2 2026, a six month postponement. Propsearch gives Q2 2026, and Bayut’s older guide gives Q4 2025. In April 2026 a moving company reported walk-through surveys at three Elysian units, and on 4 September 2026 an agent described the cluster as entering its handover phase. Majid Al Futtaim has not announced completion. In June 2026 it said supply chain notices sent to some Tilal Al Ghaf buyers did not change delivery timelines (Gulf News, 12 June 2026).

Elysian Mansions construction update

Innovo Build LLC, part of the ASGC group, is the main contractor. Majid Al Futtaim awarded Elysian Mansions and the neighbouring Alaya cluster together, in contracts worth AED 3 billion. The DLD register records a project start of 1 September 2018, which reflects the land registration; Data Habibi dates the start of construction to March 2022. The last published DLD inspection, on 14 August 2026, put the site at 95.02%.

Elysian Mansions homes and sizes

Majid Al Futtaim launched 92 mansions in two phases on 29 March 2022. Phase 1 had 33 homes (8 Lagoonside, 5 Hilltop and 20 Park Lane) and phase 2 had 59. Its January 2024 contract release gave 94 mansions with living areas from 11,000 sq ft. The DLD register describes 92 villas of basement, ground and two floors, but counts only 35 registered homes.

Elysian Mansions prices and resale

Prices quoted at the sales centre at launch ran from AED 18 million to AED 35 million (The National, 29 March 2022). DLD sales of 5 bedroom mansions of about 11,320 sq ft between 7 and 29 September 2026 ranged from AED 22 million to AED 27.5 million, or about AED 1,943 to AED 2,430 per sq ft (Data Habibi). A 6 bedroom mansion of 17,382 sq ft sold for AED 48.35 million on 21 August 2026.

Published plans disagree. Data Habibi lists 10% at booking, 30% during construction and 60% on handover. Bayut’s area guide describes 10% down, 60% during construction and 40% paid in instalments over five years after handover. Under either version a large share of the price falls due at or after handover, so the actual completion date sets when that money is due.

Majid Al Futtaim has handed over the Elan, Aura and Harmony clusters at Tilal Al Ghaf. Its January 2024 targets were early 2026 for Alaya and mid-2026 for Elysian Mansions. Alaya’s DLD status changed to completed by 4 October 2026, while Elysian Mansions was still under construction at 95.02%.

What to check before buying at Elysian Mansions

1. The completion date in the SPA for the specific mansion, since the DLD date of 31 March 2025 has not been updated.
2. Which payment plan applies, including any instalments due after handover.
3. Plot type and phase, Lagoonside, Hilltop or Park Lane, and whether the unit was sold in phase 1 or phase 2.
4. For a resale, whether the seller has paid the instalments due, since many Elysian transfers in the DLD sales data listed by Propsearch are recorded as delayed sales.
