Alaya handover date: the latest position

Alaya, the grand villa cluster in Tilal Al Ghaf, had a registered completion date of 20 July 2026 with the Dubai Land Department. Its register status changed to finished on 30 September 2026, and Mitchells Commercial Realty’s copy of the register listed it as completed on 4 October 2026. The last published DLD inspection, on 14 August 2026, recorded 91.45%, so the percentage on file predates the status change. On site, handovers started in the third quarter: an agent’s update on 4 September 2026 described Alaya North as in its handover phase with owners beginning to receive homes, and a moving company had said in April 2026 that handovers would start mid-year and run into early 2027.

Alaya handover date by building

DLD holds the original Alaya as a single project, so its villas share one status. The register counts 45 homes (8 four bedroom, 29 five bedroom, 8 six bedroom), while Majid Al Futtaim announced 130 villas in November 2021 and again in January 2024. Alaya Gardens, launched later with 16 to 23 metre plot widths, is tracked separately.

How the Alaya handover date has changed

The move from the developer’s early 2026 target to a July 2026 registered date and a September status change is about six to nine months. Data Habibi records a nine month move for Alaya Gardens, from Q4 2025 to Q3 2026.

What the Alaya handover date means for payments

Handover starts the clock on the post-handover plan. The launch terms were 10% at reservation, 10% two months later, 5% every four months during construction, 5% on handover and then 10% every six months for two years (Dubai Immo; Belcato). On a villa at the AED 6.8 million entry price, AED 340,000 falls due at handover and AED 680,000 every six months after, for a total of AED 2.72 million over two years.

What to check before relying on the Alaya date

1. Whether the villa is in Alaya or Alaya Gardens. The finished status applies to DLD project 2322; Alaya Gardens is listed separately.
2. The handover notice date in writing. Post-handover instalments are timed from it, so it sets when the first 10% falls due.
3. The snagging window before signing. Handovers are rolling, and defects listed before acceptance are fixed by the developer at its cost (Handover Heroes, 8 Sep 2026).
4. For a resale, the developer balance outstanding, since up to 40% of the original price may still be payable after handover.
