When will Alaya be handed over?

Alaya is a cluster of grand villas inside Tilal Al Ghaf, Majid Al Futtaim’s lagoon community off Hessa Street. Its registered completion date with the Dubai Land Department was 20 July 2026. The register status changed to finished on 30 September 2026 (dubaihandover.com), and Mitchells Commercial Realty’s copy of the register showed project 2322 as completed on 4 October 2026.

The last published DLD inspection, on 14 August 2026, recorded 91.45%. The status change came after that inspection, so the completion percentage on the register lags the status. Majid Al Futtaim’s own target was early 2026: when it appointed UNEC as contractor on 22 January 2024, it gave a 26 month build for an early 2026 handover.

Handovers are under way. An agent’s update on 4 September 2026 described Alaya North as in its handover phase, with snagging under way and owners beginning to receive their homes, and a snagging firm published an Alaya handover guide on 8 September 2026. Belcato lists Alaya as delivered in Q3 2026. Majid Al Futtaim has not published a completion announcement.

Alaya construction update

UNEC (United Engineering Construction) is the main contractor. Majid Al Futtaim awarded Alaya and Elysian Mansions together in January 2024, in contracts worth AED 3 billion. The DLD register records a project start of 31 March 2022. DLD’s last published inspection, on 14 August 2026, put Alaya at 91.45%, before the status changed to completed. Dubaihandover.com notes that the register’s own headline completion field for Alaya holds an invalid value, so the dated inspection figure is the one to use.

Alaya homes and sizes

Majid Al Futtaim launched Alaya on 24 November 2021 as 130 grand villas across 200,000 sq m, with customisable facades, suites and landscaping. The DLD register lists 45 homes under project 2322: 8 four bedroom, 29 five bedroom and 8 six bedroom villas. Its filed description refers to 399 villas, revised from 164. A separate release, Alaya Gardens, added 235 villas on wider plots.

Sizes are from Belcato’s project listing, accessed 6 October 2026. Data Habibi lists some larger 5 and 6 bedroom layouts of up to 18,167 sq ft.

Alaya prices and resale

Launch prices started from AED 6.8 million for a 4 bedroom villa, AED 9.7 million for a 5 bedroom and AED 14 million for a 6 bedroom (Dubai Immo). DLD resales of 5 bedroom villas between 7 and 24 September 2026 ranged from AED 12 million for 5,933 sq ft to AED 18.25 million for 8,227 sq ft (Data Habibi). Dubaihandover.com puts the median at AED 2,099 per sq ft across 22 sales registered since 2 January 2026, against AED 1,373 per sq ft in 2022.

Alaya payment plan

The launch plan was 10% at reservation, 10% two months later, 5% every four months from June 2022, 5% on handover, then 10% every six months for two years after handover (Dubai Immo). Belcato summarises the same plan as 10% down, 45% during construction, 5% on handover and 40% after handover. For a villa at the AED 6.8 million entry price, AED 340,000 falls due on handover and AED 2.72 million follows in four instalments over two years.

Alaya developer and delivery record

Majid Al Futtaim has already handed over Elan, Aura and Harmony at Tilal Al Ghaf. Alaya reached its registered completion date of 20 July 2026, about six months after the developer’s early 2026 target, and its DLD status changed to finished ten weeks later. Data Habibi records Alaya Gardens as moved from Q4 2025 to Q3 2026.

What to check before buying at Alaya

1. Whether the villa is in Alaya or Alaya Gardens, since they are listed separately, with different dates and plot sizes.
2. The handover notice and snagging window for the specific villa, since handovers are rolling rather than on one day.
3. For a resale, the post-handover balance, as up to 40% of the original price may still be owed to the developer after keys.
4. The title deed status, which follows handover and settlement of the developer’s balance.
