When is The Valley handover date?
Short answer
The Valley is partly handed over, and the clusters still under construction have registered completion dates from 31 March 2027 for Rivana to 31 March 2030 for Alva on the Dubai Land Department (DLD) register. Rivana was 93.82% built at its DLD inspection of 5 August 2026, Alana 81.56% on 15 July 2026 against May 2027, and Nima 80.02% on 7 May 2026 against July 2027. Lillia, listed in 2024 for January 2027, was recorded as handed over on 20 July 2026, while 12 more clusters are registered for 2028 and the last ones for 2029 and early 2030.

The Valley handover date: the latest position
The Valley is handing over in clusters. Emaar launched the community on 18 November 2019, and Eden, Talia, Nara, Orania, Elora, Farm Gardens and Lillia are handed over. Of the clusters still being built, Rivana is next, with a registered completion date of 31 March 2027 on the Dubai Land Department register, followed by Alana in May 2027 and Nima in July 2027. Those three are well advanced, at 93.82%, 81.56% and 80.02% at their latest DLD inspections. Behind them, 12 clusters are registered for June to December 2028, between 1.98% and 51.7% built, and the last five, Ovelle, Avelia and Alva 1 to 3, run to late 2029 and early 2030.

What The Valley handover date means for payments
The clusters due next were sold on plans that leave 10% for handover. DataHabibi lists Rivana at 10% on booking, 80% during construction and 10% on handover, Bayut lists Farm Gardens 2 on the same split, and Nima was sold on 90% during construction and 10% on handover (Propsearch; Bayut). For these buyers most of the price is already paid. A 2026 guide to the newer releases describes 80/20, 70/30 and 60/40 plans, the last with 40% spread over two to three years after handover (Real Estate Club Dubai, 7 Apr 2026).
What to check before relying on The Valley date
- The exact cluster name. Velora and Velora 2, Avena and Avena 2, and Farm Gardens and Farm Gardens 2 are separate projects with dates up to two years apart.
- Farm Gardens 2’s date in your SPA. The register shows no completion date for it, so Emaar’s Q1 2028 is the only published figure.
- How recent the inspection is. Vindera’s 1.98% dates from 20 January 2026 and Nima’s 80.02% from 7 May 2026.
- Community guides against the register. The April 2026 guide’s 2028 date for Rivana conflicts with the registered 31 March 2027.

Cluster by cluster. Eden, Talia, Nara, Orania, Elora, Farm Gardens and Lillia are handed over. Rivana, Alana and Nima are registered for March, May and July 2027, 12 clusters for 2028, and Ovelle, Avelia and the three Alva phases for late 2029 to early 2030 (DLD register via Continental Club, fäm and Dubai Handover).
What is the Rivana handover date at The Valley?
31 March 2027 on the DLD register. Rivana was 93.82% complete at its inspection of 5 August 2026, up 4.1 points since 22 April 2026 (Continental Club, DLD data). An April 2026 community guide that grouped Rivana with Terra Heights for 2028 does not match the register.
Has Lillia at The Valley been handed over?
Yes. The DLD register records Lillia, project number 2992, as ready and handed over on 20 July 2026 (Continental Club, registry updated 22 Sep 2026). Propsearch, updated 14 July 2026, still showed an estimate of June 2028.
Has The Valley handover date been delayed?
Not for the clusters tracked since 2024. Elora, Farm Gardens and Lillia were handed over in 2026 ahead of the dates listed for them in October 2024, and Rivana, Alana and Nima are still registered for March, May and July 2027, the same months listed then (topluxuryproperty, 29 Oct 2024).
When will Nima and Alana be handed over?
Alana is registered for May 2027 and was 81.56% built on 15 July 2026 (fäm). Nima's registered date is July 2027 and it was 80.02% built on 7 May 2026; Emaar's schedule gives Q3 2027 (fäm; Continental Club; Bayut).
