What do residents and owners say about The Valley by Emaar?

Updated 29 September 2026 The Valley

Short answer

Reviews of The Valley are mostly positive about daily life and mostly cautious about location. Residents and guides praise the quiet, family setting, well kept landscaping and the Golden Beach, Sports Village and Kids' Dale, which are open. The common complaints are the distance, with peak drives to Downtown of 40 to 50 minutes, no metro, no school inside the community yet, a partly open town centre and construction traffic from later phases (SAMA Movers, 19 Mar 2026). Only about four of more than 20 clusters were handed over by April 2026. A 3 bedroom rents for a median AED 135,000 a year (DLD data via McCone, Sep 2026).

What residents like about The Valley by Emaar

The Valley is Emaar’s townhouse and villa community on Dubai-Al Ain Road, launched in November 2019. Its first cluster was handed over in 2023, so there are fewer public resident reviews than for older communities. For cluster handover dates, see The Valley project page.

  • Quiet and family focused. A review by Topluxuryproperty that summarises forum and Google comments says residents most often praise the calm, the parks and the family atmosphere. Ting’s September 2026 guide describes wide roads, open space and a low-density layout.
  • Amenities that are open. SAMA Movers, which has moved more than a dozen families into the community, said in March 2026 that the Golden Beach and Sports Village are open, and Kids’ Dale has become the social hub on evenings and weekends.
  • Upkeep. The same guide says green spaces are landscaped and maintained, which it contrasts with some communities years after handover.
  • Emaar as developer. Brokers such as White & Co (30 April 2026) say buyers choose The Valley for Emaar’s build quality and community management at a lower price than Arabian Ranches.

Common complaints at The Valley by Emaar

  • Distance and traffic. SAMA Movers says the drive to Downtown is about 25 minutes in light traffic but 40 to 50 minutes from 7 to 9 am and 5 to 7:30 pm. There is no metro, and most households have two cars.
  • No schools inside yet. As of March 2026, families drove 10 to 15 minutes to schools in Academic City or Dubai Silicon Oasis (SAMA Movers). A nursery operates in the community (Ting, 14 September 2026).
  • Limited shops. In March 2026 the town centre was only partly open, with a Carrefour Express, a few food outlets and a pharmacy. SAMA Movers says a full grocery shop means a 15 minute drive.
  • Construction. Only about four clusters of more than 20 planned were handed over by April 2026 (White & Co). SAMA Movers reports construction trucks and road diversions near the entrance that can add 10 to 15 minutes.
  • Busy weekends. The Topluxuryproperty review says some residents find the Sports Village crowded at weekends and raise upkeep at the beach during busy periods.
  • Rules and fines. Emaar Community Management’s January 2026 rules for The Valley villas allow penalties through the Mollak system for breaches, including unapproved changes to homes.

The Valley handover and build record

At launch, Emaar said Eden, the first cluster, would be ready in Q4 2022 (Khaleej Times, 18 November 2019). Propsearch records Eden as completed in June 2023, about six months later. More recent clusters have run closer to or ahead of published dates. The DLD registry recorded Elora as complete on 13 March 2026 and Farm Gardens on 6 April 2026, earlier than the September and August 2026 dates listed in October 2024 (Real Estate Club Dubai DLD tracker). Nima was 80% complete at a RERA inspection on 7 May 2026, with handover expected in Q3 2027.

For later clusters, sources disagree. Rivana was listed for March 2027 in October 2024 (Topluxuryproperty), but an April 2026 guide groups it with Terra Heights for Q1 to Q2 2028 (Real Estate Club Dubai). Emaar has not explained the difference.

The Valley rents and resale prices

In the 12 months to September 2026, 509 completed homes resold at a median AED 1,318 per sq ft, and 866 off-plan homes sold at AED 1,551 per sq ft (DLD data via McCone Properties). A 3 bedroom let for a median AED 135,000 a year, about 4.8% gross. Recent leases include a 3 bedroom in Nara at AED 135,000 and a 4 bedroom in Talia at AED 170,000 in June 2026 (PropertyStellar). Elora’s 3 bedroom townhouses launched from about AED 1.09 million and are now listed from about AED 1.9 million (Property Finder, September 2026).

The Valley service charges

The only published DLD figure is for Eden: AED 4.8 per sq ft per year in 2025, up from AED 2.7 in 2024 (DLD service charge index via PropertyStellar). Guides quote very different estimates, from about AED 4 to AED 18 per sq ft, so they are not a reliable guide. The approved budget for your cluster is the figure that applies.

What to check before buying at The Valley

  1. Your cluster’s handover date in the SPA, since published dates for later clusters differ by up to a year.
  2. The peak-hour commute and school run from the community to your work and school.
  3. What is being built near your plot, and when those clusters are due.
  4. The cluster’s service charge budget on Mollak, not a guide’s estimate.
  5. The community rules on extensions and changes before planning any work on the home.
