When will Elora at The Valley be handed over?

Elora at The Valley is complete. The Dubai Land Department (DLD) recorded the cluster 100% built at its inspection of 10 March 2026 and logged its completion on 13 March 2026 (Data Dubai; Real Estate Club Dubai, verified 1 October 2026). Elora is one of the clusters of The Valley, Emaar’s townhouse community on Dubai-Al Ain Road, and has its own DLD registration, project 2511.

Emaar’s launch payment plan put the final payment at 100% completion in September 2026, and Property Finder still shows Q3 2026. The DLD register also carries a declared completion date of 30 September 2026. Construction finished about six months before that date. Dubai Handover’s tracker gives the 100% inspection as 4 March 2026 rather than 10 March.

Elora at The Valley construction update

Construction is finished. The DLD register records a start on 27 March 2023, and its inspections show slow early progress followed by a fast build: 6.2% on 22 March 2024, 41.8% on 17 October 2024, 64.4% on 14 February 2025, 89.0% on 11 September 2025, 97.9% on 31 December 2025 and 100% on 10 March 2026 (Data Dubai). The latest DLD sales, in September 2026, were recorded as ready property.

Elora has 430 two storey townhouses in two styles, Moon and Mysk.

Figures are from Emaar’s fact sheet, as published by Mitchells. Property Concierge lists built-up areas of 2,095 to 2,608 sq ft. DLD sale records give sizes close to the plot areas, around 1,483 sq ft for a 3 bedroom.

Elora at The Valley prices and resale

Emaar launched Elora in January 2023. The DLD registered the project on 9 January 2023, and the first 10% payment was due that month. Prices started from AED 1.6 million for a 3 bedroom. In 2023 the DLD recorded 423 sales at a median AED 1.75 million (Data Dubai).

In the 12 months to September 2026, 57 sales were registered at a median AED 2.77 million: AED 2.55 million for 3 bedrooms and AED 3.35 million for 4 bedrooms. In September 2026 alone, ready 3 bedrooms sold for AED 2.49 million to AED 2.8 million and 4 bedrooms for AED 3.32 million to AED 3.7 million (Data Dubai, DLD data through 2 October 2026). Against the AED 1.6 million launch price, a 3 bedroom sold at AED 2.7 million represents a rise of about 69%.

Emaar sold Elora on 10% at booking in January 2023, then seven 10% instalments: March 2023, September 2023 and March 2024, then at 20%, 40%, 60% and 80% construction. The last 20% was due at 100% completion, estimated for September 2026 (Emaar payment plan, via Mitchells). Property Finder summarises it as 10/70/20. Because the site reached 100% in March 2026, the completion payment fell due earlier than the schedule’s estimate.

Emaar has delivered The Valley cluster by cluster. Eden, Talia, Nara and Orania were handed over first. In 2026 the DLD recorded Elora complete on 13 March, Farm Gardens on 6 April and Lillia on 20 July, each ahead of the dates published for them in 2024 (DLD register, via Real Estate Club Dubai and Continental Club). Rivana, Alana and Nima are next, registered for March, May and July 2027.

What to check before buying at Elora at The Valley

1. The handover status of the specific unit, since the project is complete but each owner’s handover follows the final payment and snagging.
2. Whether the size quoted is plot or built-up area. DLD records show sizes near the plot area, which makes the price per square foot look higher than on built-up area.
3. Moon or Mysk style and the plot, since 4 bedroom prices in September 2026 ranged from AED 3.32 million to AED 3.7 million.
4. Service charges from handover, which the DLD sales data does not show.
