What residents like about Skyz by Danube

Location and road access. The most repeated point in resident reviews on Property Finder in 2026 is access. Reviewers mention getting in and out of the building directly from Sheikh Mohammed Bin Zayed Road, and one estimates about 15 minutes to both Downtown and Dubai Marina. Arjan residents interviewed by Gulf News on 12 November 2025 made a similar point about the area’s several exits onto the E311, Al Khail Road and Hessa Street.

Amenities and common areas. Property Finder reviewers mention the range of amenities and a spacious lobby. The building has a pool deck, health club and a raised jogging track, which Propsearch describes as a first in the region.

Furnished handover. Real Estate Club Dubai reported on 18 June 2026 that Skyz units are handed over furnished, which lowers the move-in cost for owners who plan to let.

The Property Finder sample is small, with 4 reviews as of 29 September 2026, so it is a guide to sentiment rather than a survey.

Common complaints at Skyz by Danube

Slow construction and a late handover. Google reviews collected by Dubai Picks, written between 2022 and 2025, include several owners who said construction was slow and that the Q4 2024 date would not be met. Some were written in strong terms, including warnings against buying from the developer. Others from the same period were positive about the design and payment plan.

After-sales support. A Dubai Realty Trends review of Danube published on 21 October 2025 said some Skyz owners had raised questions about the pace of post-handover support. It did not give specific cases.

Parking and traffic in Arjan. A resident told Gulf News in November 2025 that her building allows one parking space per unit, and that a public parking permit costing about AED 2,400 a year does not guarantee a space. She did not live at Skyz, but the point applies across Arjan. Property Finder’s Arjan guide of 14 September 2026 lists peak-hour traffic and limited buses as drawbacks.

Construction nearby. Bayut and Property Finder both note that Arjan is still being built out, with noise and dust near active plots.

Rising service charge. The 2026 budget is 11.3% higher than 2025 (see below).

What to check before buying at Skyz by Danube

  1. The outstanding Danube balance. Many owners bought on a plan with 1% a month for about 48 months after handover. Ask the seller for a Danube statement, since a bank will usually need that balance cleared first.
  2. The service charge statement for the unit, and whether the 2026 increase has been paid.
  3. Parking allocation on the title deed or tenancy, given the parking pressure reported in Arjan.
  4. The condition of the furniture and fittings, through a snagging or condition survey, since units were handed over furnished.
  5. Recent DLD sales for the same layout, not asking prices, since listings run above registered prices.
