When will St. Regis Residences Downtown Dubai be handed over?

Emaar’s handover date for St. Regis The Residences is Q4 2026. The Dubai Land Department (DLD) project register, where it is listed as “The St. Regis Residences, Downtown Dubai”, holds a registered completion date of 25 December 2026. Property Finder shows the same date.

The latest DLD inspection, on 2 June 2026, recorded 76.05% complete. Continental Club’s trend estimate, which projects the recent pace forward, reaches 100% around 26 January 2027. It notes this is not a developer commitment. No newer inspection had been published by 11 October 2026.

The project is DLD number 1816, with 14 inspections since December 2021. Progress has risen steadily:

That is about 36 points in a year. Propsearch records that Tower 1 reached the level 18 slab in February 2025, with Tower 2 close behind. Its construction photos run to October 2025.

The project sits in The Opera District on Sheikh Mohammed bin Rashid Boulevard, facing Burj Khalifa. Propsearch describes two towers of 67 and 43 storeys on a shared podium, with five basement levels; some agency pages give lower storey counts. The DLD register lists 3 buildings and 1,108 units.

Launch prices in 2022 started from about AED 2.15 million according to Metropolitan, and from AED 2.6 million according to Property Finder. Property Finder lists Emaar’s stock as sold out.

The DLD register shows 1,570 registered sales since 2022, with median prices of AED 2,350,000 for a 1 bedroom of about 820 sq ft, AED 3,541,888 for a 2 bedroom of about 1,270 sq ft, AED 5,966,888 for a 3 bedroom and AED 24,965,652 for a 4 bedroom. The median price per square metre rose from AED 29,807 in 2022 to AED 33,536 in 2026 so far, about AED 3,116 per sq ft (Continental Club, register updated 8 October 2026).

Recent registrations show a wide spread by tower and view. In September 2026, 2 bedrooms of about 1,323 sq ft in Tower 1 sold at AED 6.3 million, while 1,348 sq ft units in Tower 2 sold for AED 4.0 million to AED 5.34 million. An 822 sq ft 1 bedroom in Tower 2 sold for AED 2.5 million on 11 September 2026 (Propsearch).

The launch plan was:

• 10% on booking
• 60% in eight instalments during construction
• 30% on handover

The 4% DLD fee is paid on top (Property Finder; Dubizzle). On a 1 bedroom at the DLD median of AED 2,350,000, the handover payment is about AED 705,000.

The developer is Emaar Development, the build-to-sell arm of Emaar Properties, which also built the surrounding Downtown Dubai district. Propsearch names Al Shandagha Architects and Engineering Consultants as consultant and gives a developer estimate of AED 1.33 billion for the project. The homes carry the St. Regis brand. Escrow is held with Dubai Islamic Bank (Continental Club).

What to check before buying at St. Regis Residences Downtown Dubai

1. Which tower the unit is in. Prices differ between Tower 1 and Tower 2, and the towers may finish at different points.
2. The handover notice and snagging timetable, since the 30% payment falls due on handover and Emaar’s date is close.
3. Whether the seller has paid all construction instalments to date, since a resale before completion needs a no objection certificate from Emaar.
4. The first service charge budget once the building is registered, which is not yet published.
