The Palm Crown construction update

DLD’s filed description covers 38 luxury villas, plus demolition of the existing buildings on the site and infrastructure works (Mitchells, registry as at 4 October 2026). The project was registered with DLD on 19 February 2024, and the register gives a construction start of 15 July 2024 (dxboffplan).

On 8 December 2025 Nakheel, part of Dubai Holding Real Estate, awarded an AED 400 million contract to Shapoorji Pallonji Mideast to build the 38 Crown Garden Villas (Nakheel). The 11% recorded on 21 July 2026 is the latest DLD figure.

The Palm Crown homes and sizes

Nakheel describes 38 Crown Garden Villas with five and six bedrooms, in three architectural styles, at the top of the Palm Jumeirah fronds. Each villa has 7,316 to 8,322 sq ft, with rooftop lounges, terraces and private beach access. A community clubhouse and two parks are planned (Nakheel, 8 December 2025).

Palm Crown also includes 18 beachfront Crown View plots offered with 7 bedroom villa designs of 11,222 to 12,165 sq ft, from AED 85 million (Disruptive Real Estate). These plots are not part of the 38 villa DLD project. Luxhabitat’s count of 20 Crown Garden Villas differs from Nakheel’s 38.

The Palm Crown prices and resale

DLD recorded the first sales in July 2024, at AED 21,433,000 to AED 22,894,000 for five and six bedroom villas (dxboffplan). Brokers list prices from AED 26.5 million (Tanami Properties; 3G Real Estate), and 3G describes the developer allocation as sold out.

DLD has registered 44 sales between 12 June 2024 and 11 September 2026 (Mitchells). Resales include AED 27 million on 12 August 2024 and AED 25 million on 26 December 2025 (dxboffplan), then AED 21.98 million for 7,395 sq ft on 2 July 2026 and AED 28.75 million for 8,102 sq ft on 11 September 2026 (Mitchells).

The Palm Crown payment plan

Nakheel has not published a payment plan for the villas. Brokers give different splits: 20% down, 60% during construction and 20% on handover (3G Real Estate), or 10%, 70% and 20% (Next Level Real Estate). On either version, most of the price is paid before handover, so buyers carry a large share during construction.

The Palm Crown developer and delivery record

The DLD register lists the developer entity as The Pointe L.L.C, with escrow at Dubai Islamic Bank (Mitchells). Nakheel markets the project. Nakheel built Palm Jumeirah and is now part of Dubai Holding Real Estate, alongside Meraas and Dubai Properties (Nakheel, 8 December 2025).
