The DLD inspection on 21 July 2026 recorded 11% complete (DLD project register via Continental Club, inspection 21 July 2026). That was one year before the registered date. Nakheel awarded the AED 400 million main contract to Shapoorji Pallonji Mideast on 8 December 2025, 17 months after the registered construction start.

DLD’s filed description includes demolition of existing buildings and infrastructure works, which came before the villa contract. On DLD’s figure, 89% of the work remained for the last 12 months of the three year programme.
What The Palm Crown handover date means for payments
Nakheel has not published the payment plan. Brokers give 20% on booking, 60% during construction and 20% on handover (3G Real Estate), or 10%, 70% and 20% (Next Level Real Estate). On either, the handover payment is 20%, about AED 4.3 million to AED 5.8 million on the prices registered so far. Construction instalments are usually linked to certified progress, so the DLD figure governs when they fall due.
