Sobha Waves Opulence developer and delivery record

Sobha Realty builds in house, from design to finishing. The first Waves tower was completed within 24 months and received its Building Completion Certificate ahead of schedule, according to Sobha. Creek Vistas Grande, nearby in Sobha Hartland, was delivered about eight months early (CBNME, 18 November 2024). Waves Opulence went the other way: 11 months after its launch promise, though early against its later registered date. Sobha says the tower was the first in Dubai to get a 3D BIM-enabled building permit from Dubai Municipality.

What to check before buying at Sobha Waves Opulence

  1. Whether the 40% handover payment has been made and the title deed issued, since many units are only now changing from off-plan to ready.
  2. The service charge budget for the tower. For comparison, the 2026 RERA rate at Creek Vistas Grande in the same community is AED 18.71 per sq ft (Continental Club).
  3. Snagging of the specific unit, since the building only moved to finished in August 2026 and the defect liability period has just started.
  4. The price evidence for a ready unit. Only 8 of the 441 registered sales were resales, so most price data reflects off-plan purchases from Sobha.
