Sobha Waves Opulence handover date: the latest position

Sobha Waves Opulence has been handed over from September 2026. The DLD inspection of 4 August 2026 recorded the tower 100% complete, and Sobha’s managing director announced the handover on 1 September 2026. Prices, sizes and the first rents are on the Sobha Waves Opulence page.

On the DLD register, the completion date moved forward. It stood at 30 September 2026 until 6 August 2026, when it changed to 6 August 2026; the status changed from active to finished in the snapshot of 8 August 2026 (Dubai Handover). Against the Q3 2025 date given at launch, the tower is about 11 months late.

Sobha Waves Opulence handover date by building

Waves Opulence is one building, registered as DLD project 2564 with 363 units. It is the third of Sobha’s Waves towers in Sobha Hartland, each registered separately.

The two earlier towers are complete. Sobha said the first, Waves, was built within 24 months and received its Building Completion Certificate ahead of schedule, and Real Estate Club Dubai records Waves Grande as handed over in 2024. The DLD register lists both as completed (via Mitchell’s).

Every published version of the plan puts 40% of the price on handover: 20% down and 40% during construction (Bayut), or 10% on booking and 50% during construction (Data Habibi). That 40% falls due now, as units are handed over. On a 1 bedroom at the AED 1,631,000 median registered price, it is about AED 652,000. Sobha has not published a post-handover plan for the tower.

What to check before relying on the Sobha Waves Opulence date

1. The handover notice for the specific unit. Sobha’s announcement on 1 September 2026 started the process; key collection dates differ by owner.
2. That the 40% handover payment is settled before a resale transfer, since most of the 441 registered sales were off-plan purchases from Sobha.
3. The snagging window. The tower only became finished on the register in August 2026, so defects found now still fall in the first year after completion.
