When will Sensia by Beyond be handed over?

The Dubai Land Department (DLD) register gives Sensia by Beyond a completion date of 30 March 2029. That matches the date Beyond Developments gave at launch on 27 February 2025, when it said the tower was expected to complete in Q1 2029 (Business Wire). Some agent pages still show Q3 2028, an earlier marketing figure that neither the developer’s launch release nor the register supports.

At the DLD inspection on 1 October 2026, the tower was 17.54% complete, with about 30 months left before the registered date.

Sensia by Beyond construction update

The register records construction starting on 30 September 2025. Progress has picked up through 2026.

Source: DLD register via Continental Club. The January figure is derived from the 3.45 point gain the register shows between January and May. Sensia is DLD project 3577, and the escrow account is held at Emirates NBD. Between May and October 2026 the tower added about 1.9 points a month. To finish by 30 March 2029, it needs to average about 2.7 points a month from here.

Sensia by Beyond homes and sizes

Beyond announced a 36 storey tower of 275 residences, designed by Hirsch Bedner Associates. The DLD register lists 276 units in one building: 120 one bedroom, 120 two bedroom, 34 three bedroom, one 4 bedroom penthouse and one other unit. Some agents describe the tower as 35 storeys.

Sizes are total areas from Beyond’s factsheet dated 18 February 2025, as published by Mitchells. Living areas have 3.2 metre ceilings.

Sensia by Beyond prices and resale

At launch, 1 bedroom apartments started from about AED 2.1 million, 2 bedrooms from about AED 4 million and 3 bedrooms from about AED 5 million (Sensia project site). The DLD register shows 273 sales since 2023, almost all first sales from the developer. Median registered prices are AED 2,363,000 for a 1 bedroom of about 840 sq ft, AED 4,589,000 for a 2 bedroom of about 1,346 sq ft and AED 7,196,000 for a 3 bedroom of about 2,207 sq ft (Continental Club, DLD transactions updated 3 October 2026). The overall median is about AED 3,050 per sq ft. The most recent sale in Continental Club’s list was a 2 bedroom of about 1,211 sq ft at AED 3,515,000 on 11 November 2025. Agents list the remaining layouts as sold out, so new buyers now depend on resales.

Sensia by Beyond payment plan

Beyond’s payment plan, in a file dated 7 October 2025, asks for 10% on booking, 10% one month after booking, six instalments of 5% each during construction and 50% on completion (Mitchells). Agents summarise it as 50/50. There is no post-handover plan. On a 1 bedroom at AED 2.1 million, about AED 1.05 million falls due at completion in 2029.

Sensia by Beyond developer and delivery record

Beyond Developments is a company within the Omniyat group, and the DLD register lists the project under Sensia Land Real Estate Development. Sensia was its third Dubai Maritime City launch, about six months after the company was set up, following Saria and Orise. The DLD register places the tower in the Jumeirah Peninsula Bay community. Beyond had no completed project of its own at launch. In March 2026 it reported Saria at 10.32% complete with completion expected in Q1 2028 (Zawya).

What to check before buying at Sensia by Beyond

1. The completion date in the SPA, compared with 30 March 2029, since some agent material quoted Q3 2028.
2. Funding for the 50% due on completion, which for most units is above AED 1 million.
3. Recent registered resale prices for the same layout, since nearly all past sales were developer sales at launch prices.
4. The pace at the next DLD inspections, which needs to rise from about 1.9 to 2.7 points a month to meet the registered date.
