When will Samana Resorts be handed over?

The Dubai Land Department (DLD) project register gives Samana Resorts a completion date of 30 May 2028. The register lists it as project number 2895, filed by Samana International Real Estate Development, covering two towers with construction starting on 1 May 2025.

Samana’s own project page now says handover is anticipated in Q3 2028 (accessed 11 October 2026), one quarter after the register date. Bayut lists Q2 2028. Data Habibi records an original developer promise of Q4 2026, a 21 month move to the current target. Property Finder still shows December 2026, which no longer matches the register.

Samana Resorts construction update

A DLD inspection on 23 June 2026 put construction at 5.85%, up 1.43 points from the inspection of 3 April 2026 (DLD project register via Continental Club). The register describes a shared base of three basements and a ground floor, with Tower A and Tower B each rising 16 floors plus a roof. The percentage applies to the project as a whole, not to each tower. No newer inspection had been published by 11 October 2026.

Samana Resorts homes and sizes

The DLD register lists 969 units across the two towers, in the Me’aisem First area of the International Media Production Zone, which buyers know as Dubai Production City. Property Finder describes a single 19 storey building with 603 units, which does not match the register. Home types are studios and 1 and 2 bedroom apartments, with private pools in some layouts.

Samana Resorts prices and resale

Prices started from AED 669,000 at launch (Property Finder), with brokers listing the project by December 2024 (Off Plan Properties Dubai, 30 December 2024). Samana listed units from AED 1.35 million in September 2026.

The DLD register shows 436 apartment sales since 28 April 2025, split almost evenly between Tower A (212) and Tower B (224), with a median of AED 1,436 per sq ft and AED 842,000 (Mitchells). The quarterly median fell from AED 1,432 per sq ft in Q2 2025 to AED 1,336 in Q1 2026, a 6.7% drop not adjusted for unit mix. Recent sales:

• Studios of 431 to 434 sq ft: AED 704,380 to AED 787,950 on 10 and 14 September 2026.
• 1 bedroom of 853 sq ft: AED 1,137,028 on 10 September 2026.
• 2 bedrooms: AED 1,357,375 for 1,143 sq ft on 10 September 2026, and AED 1,527,712 for 1,147 sq ft on 4 August 2026.

All registered sales so far are off-plan.

Samana Resorts payment plan

Property Finder lists four plans: 20% on booking, 57% during construction, 1% on handover and 22% after handover; 15% then 85% during construction; 20% then 80%; and 20%, 79% and 1% on handover. In December 2024, a broker listed 20% on booking, 52% during construction, 5% on handover and 23% over 44 months after handover (Off Plan Properties Dubai). Under the post-handover version, about a fifth of the price is paid after the keys. The 4% DLD fee is paid on top.

Samana Resorts developer and delivery record

Samana Developers handed over Samana Santorini in Dubai Studio City on 16 April 2026 and said it had delivered more than 1,300 units (Business Today Middle East). For Samana Resorts, the developer’s own target has moved from Q4 2026 to Q3 2028 (Data Habibi, Samana). The escrow account is held at Dubai Islamic Bank (Mitchells).

What to check before buying at Samana Resorts

1. Which tower the unit is in and the SPA date, against the register date of 30 May 2028 and Samana’s Q3 2028.
2. That the unit is in Samana Resorts and not Samana Resorts Phase 2, a separate listing with its own dates.
3. Which of the four payment plans applies, and how much is due after handover.
4. The next DLD inspection, through the DLD project status service, for progress after 5.85%.
