When will Samana Parkville be handed over?

The Dubai Land Department (DLD) project register gives Samana Parkville a completion date of 30 September 2028. The register lists it as project number 3791, filed by Samana Signature Real Estate Developments, with construction starting on 1 June 2025. Samana’s published target is Q3 2028, which matches the register.

Data Habibi records an original developer target of Q2 2028, so the date has moved by one quarter. Property Finder still shows December 2027, which is earlier than both the register and the developer, and JRE shows Q2 2028.

Samana Parkville construction update

A DLD inspection on 18 June 2026 put construction at 5.12%, up 1.52 points from the inspection of 28 April 2026 (DLD project register via Continental Club). The register describes one tower of three basements, a ground floor, 20 floors and a roof. With about 27 months between the June inspection and the registered date, most of the structure was still to be built. No newer inspection had been published by 11 October 2026.

Samana Parkville homes and sizes

The tower has 428 units on the DLD register, in the Wadi Al Safa 5 area, which buyers know as Dubailand Residence Complex (DLRC). Units come semi furnished, and Samana markets private pools in the apartments, a feature Data Habibi says applies to every unit while other listings say selected layouts.

Samana Parkville prices and resale

Launch prices started from about AED 698,000 (Data Habibi), and Continental Club lists AED 731,000. In October 2026, Samana advertised units from AED 1,309,244 (DubaiAsset, 9 October 2026).

The DLD register shows 412 sales registered between 16 May 2024 and 23 September 2026 (Mitchells). Across 287 sales since 28 April 2025, the median was AED 1,548 per sq ft and AED 1.09 million. The quarterly median fell from AED 1,663 per sq ft in Q2 2025 to AED 1,472 in Q3 2026, an 11.5% drop that is not adjusted for unit mix. Recent sales:

• 1 bedrooms of 763 to 776 sq ft: AED 1,043,764 to AED 1,169,000 in August and September 2026, with one at AED 919,200 on 13 August 2026.
• Studio of 415 sq ft: AED 645,156 on 13 August 2026.
• 2 bedrooms: AED 1,782,910 for 1,862 sq ft on 4 August 2026, and AED 1,854,317 for 1,463 sq ft on 23 September 2026.

All registered sales so far are off-plan.

Samana Parkville payment plan

Samana lists two plans on its project page. With post-dated cheques: 10% on booking, 10% at month 12, then 1% a month for 80 months. Without post-dated cheques: 15% on booking, 10% at month 12, then 1% a month for 75 months. Data Habibi records an earlier version of 10% down, 35% during construction, 1% on handover and 54% over 54 months after handover. Because 80 monthly instalments run for more than six years, a unit booked in late 2026 would still be paying well after the September 2028 completion date. The 4% DLD fee is paid on top.

Samana Parkville developer and delivery record

Samana Developers handed over Samana Santorini in Dubai Studio City on 16 April 2026 and said it had delivered more than 1,300 units (Business Today Middle East). The DLD register lists 55 Samana projects, 6 delivered and 49 under construction (dxbpropy.ai, accessed 11 October 2026). Samana Parkville’s escrow account is held at Dubai Islamic Bank.

What to check before buying at Samana Parkville

1. The completion date in the SPA, against the register date of 30 September 2028.
2. How many instalments fall after handover under the chosen plan, since the 1% a month schedule runs past completion.
3. Whether the unit includes a private pool, and its size, as sources differ on which layouts have one.
4. The next DLD inspection, through the DLD project status service, for progress after 5.12%.
