When will Samana Mykonos Signature be handed over?
Samana Developers’ project page now gives an anticipated completion date of Q1 2027 for Samana Mykonos Signature (accessed 11 October 2026). The Dubai Land Department (DLD) project register still shows a completion date of 30 April 2026, which has passed. The register lists the building as project number 2587, under construction.
The date has moved several times. Data Habibi records an original developer promise of Q4 2025 and a current target of Q2 2027, a 20 month postponement. Property Finder still shows April 2026 and labels the project ready, which does not match the DLD record. Dubainary and OffplanIndex show Q4 2026.

Samana Mykonos Signature construction update
A DLD inspection on 14 May 2026 put construction at 80.48%, up 7.81 points from the inspection of 22 January 2026 (DLD project register via Continental Club). Construction started on 1 October 2023. The register describes one building of a basement, ground floor, mezzanine and eight floors. At the pace recorded between January and May 2026, about two points a month, the remaining 20% would take about nine months from May 2026, into early 2027. That fits Samana’s Q1 2027 date more closely than the register date. No newer inspection had been published by 11 October 2026.

The building has 300 units on the DLD register, in the Al Barsha South Third area, which buyers know as Arjan. Samana describes it as following its earlier Samana Mykonos project, with a Greek island design and private pools on many balconies. Retail units are also listed.

Samana Mykonos Signature prices and resale
Bookings opened on 1 October 2023 (Property Finder). Launch prices are given as about AED 645,000 by Data Habibi, AED 625,000 for a 389 sq ft unit by Continental Club and AED 746,973 by Property Finder. Samana’s own page now shows a starting price of AED 426,000, well below any registered sale, without saying which unit it applies to.
The DLD register shows 18 sales between 16 July 2025 and 3 September 2026, all off-plan, with a median of AED 1,306 per sq ft (Mitchells). Recent examples:
- Studios of about 421 sq ft: AED 787,831 to AED 880,178 in July 2026, and AED 849,000 on 1 September 2026, about AED 2,016 to AED 2,093 per sq ft.
- 1 bedroom of 850 sq ft: AED 1,100,250 on 3 September 2026.
- 2 bedroom of 1,796 sq ft: AED 1,903,141 on 21 July 2026.
For comparison, off-plan sales across Arjan had a median of AED 1,730 per sq ft in the 12 months to 23 September 2026 (Mitchells). Continental Club counts 331 registered sales on the project in total.

At launch, Property Finder and Data Habibi listed 15% on booking, 25% during construction and 60% on handover. OffplanIndex now lists 20% on booking, 20% during construction and 60% on handover, with nothing after handover. Dubainary lists newer options with up to 80% due on handover. On a AED 850,000 studio, a 60% handover payment would be AED 510,000. Dubainary lists a service charge of AED 15 per sq ft.
Samana Mykonos Signature developer and delivery record
Samana Developers is filed in the register through Samana International Real Estate Development. On 16 April 2026 it handed over Samana Santorini in Dubai Studio City and said it had delivered more than 1,300 units (Business Today Middle East). Samana Mykonos Signature is behind its own first target: Q4 2025 at launch, 30 April 2026 on the register, and Q1 2027 now.
