When will Samana Business Hub be handed over?

Samana Developers gives an anticipated handover of Q3 2029 for Samana Business Hub (Samana Business Hub sales site, accessed 11 October 2026). The Dubai Land Department (DLD) register, where the project is listed as “Samana Business Hub” in the registered area of Jabal Ali Industrial Second, holds a registered completion date of 30 September 2029. Some broker listings, including Binayah and EZRE, show Q2 2029.

The DLD inspection on 28 September 2026 recorded 0.8% complete. Three years of construction remained to the registered date.

Samana Business Hub construction update

The DLD register records the construction start as 1 March 2026 and lists the project as under construction, DLD project number 4394, with its escrow account at Emirates NBD (Mitchells, register as at 4 October 2026). Data Habibi gives the start as February 2026. The inspection on 28 September 2026 recorded 0.8%, consistent with early site works. Samana has not published its own construction update for the project.

Samana Business Hub offices and sizes

The tower has four basement parking levels, a ground floor, five podium levels and 18 office floors, with 582 parking spaces and 13 lifts for the office levels (in.ae). Floor counts in broker listings vary from 18 to 28 storeys depending on whether podium levels are counted. Offices are delivered in shell and core condition, so fit-out is a separate cost.

Sizes and prices are from the Inside Realty project brochure (accessed 11 October 2026). The DLD register counts 323 units; Binayah lists 307 offices and 16 retail units. Shared facilities include a business club, conference rooms, coworking space, podcast rooms, a pool, gym and cafes.

Samana Business Hub prices and resale

Cresco Real Estate dates the launch to June 2026, and Samana’s own article on the project was published on 29 July 2026. The developer’s sales site quotes offices from AED 1.9 million, while the brochure starts at AED 1.46 million for the smallest Optima offices; the difference reflects which office type is quoted.

The DLD register shows 115 sales registered to 2 October 2026. Office sales between 23 September and 2 October 2026 ranged from AED 1,104,648 for 632 sq ft to AED 3,146,281 for 1,573 sq ft, mostly between AED 1,636 and AED 2,105 per sq ft. A 839 sq ft shop sold for AED 2,620,586, or AED 3,125 per sq ft, on 23 September 2026 (Mitchells).

Samana Business Hub payment plan

The plan is 60/40, with 40% paid after handover:

• 20% on booking (first booking date given as 29 July 2026)
• 30% during construction, in 30 monthly payments from 29 August 2026
• 10% on handover, in Q3 2029
• 40% after handover, in 40 monthly payments from 30 July 2029

The schedule is from Samana’s sales site and the Inside Realty brochure. Binayah describes a 70/30 version and Dubai Asset a 20% down, 1% a month plan, so options may vary by release. The 4% DLD fee is paid on top.

Samana Business Hub developer and delivery record

Samana Developers launched its first project, Samana Greens in Arjan, in September 2018 and has launched more than 30 projects with four handovers, according to the Inside Realty brochure. It handed over Samana Santorini on 16 April 2026 (Business Today Middle East). Samana Business Hub is its first office project; its record so far is in residential buildings.

What to check before buying at Samana Business Hub

1. The completion date in the SPA, given the Q2 2029 and Q3 2029 dates in circulation and the registered 30 September 2029.
2. The fit-out budget, since offices are handed over in shell and core condition.
3. The service charge estimate for the office floors, which Samana had not published by October 2026.
4. Which payment plan the contract uses, as at least three versions are advertised.
