When will Sakura Gardens be handed over?

The Dubai Land Department (DLD) project register lists 30 June 2029 as the registered completion date for Sakura Gardens (DLD register via Continental Club, updated 7 October 2026). HRE Development gives an earlier date on its own materials, Q1 2029. When it broke ground in May 2026, HRE said completion was targeted for the fourth quarter of 2028 (Gulf News, 18 May 2026), and Property Finder lists December 2028.

The project is at an early stage. A DLD inspection on 21 September 2026 recorded it 3.58% complete, so any of these dates is still about two and a half years away.

Sakura Gardens construction update

The DLD register records the project as registered in October 2025 and construction starting on 1 March 2026. HRE held its groundbreaking ceremony in May 2026 (Gulf News, 18 May 2026). DLD inspections show progress rising by 2.15 points between 11 June 2026 and 21 September 2026, to 3.58%. The escrow account is with Sharjah Islamic Bank, under DLD project number 4111.

Sakura Gardens homes and sizes

Sakura Gardens sits in Wadi Al Safa 2, inside the Falcon City of Wonders master project in Dubailand. HRE describes four G+9 buildings, named DAYA, CIRA, BINA and AYA, set around a car-free central park, with parking below ground and more than half the site given to green space. Gulf News reported 49,000 square metres of land and 127,500 square metres of built-up area at launch. The DLD register lists 1,429 units, including 290 studios and 786 one bedroom apartments.

Home type Size
Studio 452 to 539 sq ft
1 bedroom 821 to 1,039 sq ft
2 bedroom 1,583 to 2,187 sq ft
3 bedroom 1,806 to 3,355 sq ft
4 bedroom 2,804 to 3,747 sq ft

Sizes are from the DLD register via Continental Club (accessed 11 October 2026). Launch coverage also mentioned townhomes.

Sakura Gardens prices and resale

HRE’s project page lists prices from AED 860,000 (accessed 11 October 2026). From October 2025 to September 2026 the DLD registered 221 off-plan sales, all bought from the developer, at a median of about AED 17,334 per square metre (Continental Club). Median prices were AED 874,000 for a studio of about 42 square metres, AED 1.39 million for a 1 bedroom of about 85 square metres and AED 2.46 million for a 2 bedroom. Sales registered in September 2026 included studios at AED 736,960 to AED 850,000 and 1 bedrooms at AED 1.18 million to AED 1.41 million. No resale transfers had been recorded.

Sakura Gardens payment plan

HRE’s published plan is 20% down within 60 days of booking, 1% a month for 35 months during construction, 10% on handover, then 1% a month for 35 months after handover, with the 4% DLD fee on top (HRE Development, accessed 11 October 2026). That keeps 45% of the price until handover or later. Sources disagree on the structure: Property Finder lists a 10/50/40 option, and some broker sites show other splits, so the plan in the reservation form is the one that applies.

Sakura Gardens developer and delivery record

HRE Development, registered as HRE Real Estate Development, is based in Dubai Science Park. Its first project, Skyhills Residences, began handing over in April 2026, which HRE said was six months ahead of schedule (HRE Development, 23 April 2026). Sakura Gardens, at 1,429 units, is a much larger project than that first scheme.

What to check before buying at Sakura Gardens

  1. Which building the unit is in, since the four buildings may not finish at the same time.
  2. The completion date in the SPA, given that Q4 2028, Q1 2029 and 30 June 2029 are all in circulation.
  3. The exact payment schedule, including the 35 monthly instalments after handover.
  4. The latest DLD inspection figure, published through the DLD project status service.
