When will Octa Isle Interiors by Missoni be handed over?

OCTA Development gives a Q3 2027 handover, and the Dubai Land Department (DLD) register holds a registered completion date of 30 September 2027, the last day of that quarter. Property Finder also shows September 2027. The developer’s quarter and the registered date agree.

The building is registered as “Octa Isle Interiors By Missoni” (DLD project 3793) on plot DIA-R-0163 in Nakhlat Deira, the DLD district for Dubai Islands. Construction started on 1 August 2025, giving a registered build time of 26 months.

Octa Isle Interiors by Missoni construction update

DLD inspections have recorded:

• 27 May 2025: 0%
• 16 February 2026: a further inspection, the second of four on file (Data Dubai)
• 21 May 2026: 3.35%
• 1 September 2026: 6.24%

The last step added 2.89 points in just over three months. Data Dubai puts the average since May 2025 at 0.41 points a month. At 6.24%, about 94% of the work remains, with about 13 months to the registered date.

Octa Isle Interiors by Missoni homes and sizes

The DLD register lists one building of ground, two podium levels, 12 residential floors and a roof, with 112 units on a 12,998 sq m project area. Property Finder describes it as a 16 storey tower. All homes are apartments of 2 bedrooms or more, with interiors by the Italian fashion house Missoni. Facilities include a lazy river around the building, a beach style pool, sports courts and a wellness area with sauna and steam room (Zawya, 8 September 2025).

Octa Isle Interiors by Missoni prices and resale

OCTA launched the project on 8 September 2025. Launch prices were AED 2.491 million for a 2 bedroom plus and AED 2.628 million for a 3 bedroom plus (Alnair, 9 September 2025), and Property Finder lists a launch price from AED 2,370,888. Listings in October 2026 start at AED 3,169,888 (OffplanIndex).

Data Dubai counts 94 registered sales in the 12 months to October 2026, at a median of AED 2.57 million or AED 2,321 per sq ft. Examples:

• 2 bedroom, 1,026 sq ft: AED 2,308,692 on 31 March 2026 and AED 2,852,899 on 18 August 2026
• 2 bedroom, 1,312 sq ft: AED 3,617,888 on 18 March 2026 and AED 3,626,721 on 8 June 2026
• 5 bedroom, 3,553 sq ft: AED 9,200,000 on 31 March 2026

The same 1,026 sq ft layout registered about 24% higher in August than in March 2026. All sales are off-plan.

Octa Isle Interiors by Missoni payment plan

The main plan is 68/32 (Tanami Properties):

• 20% on booking
• 8% within 6 months and 8% within 12 months of booking
• 8% each at 30%, 50%, 60% and 70% construction
• 32% on handover

An alternative 30/70 offer for some 2 bedroom units takes 10% on booking, four 5% instalments within 12 months, and 70% on handover. OffplanIndex lists a 10/20/70 version of it. The 4% DLD transfer fee is paid at booking.

Octa Isle Interiors by Missoni developer and delivery record

OCTA Development is the development arm of OCTA Properties, a brokerage that has sold branded projects for partners such as Marriott, Elie Saab, Missoni and Mouawad (Zawya, 8 September 2025). It was also the sales partner for London Gate’s Franck Muller Yachting launch in 2025. Octa Isle is the first project OCTA has developed itself, so it has no completed building of its own yet. The registered developer is Octa DI Development Co.

What to check before buying at Octa Isle Interiors by Missoni

1. The completion date and grace period in the SPA, given 6.24% progress 13 months before the registered date.
2. Which plan applies. On the 68/32 plan, the instalments at 30% to 70% construction follow progress; on the 30/70 offer, 70% waits for handover.
3. The developer’s escrow account. The register names Emirates NBD as escrow bank.
4. The next DLD inspection, to see whether the pace rises above the three points or so a quarter recorded in mid 2026.
