When will Samana Ocean Pearl 2 be handed over?

Samana Developers now lists the anticipated handover of Samana Ocean Pearl 2 as Q4 2027 (Samana project page, accessed 11 October 2026). At launch in September 2024 it said March 2027 (Gulf News, 10 September 2024). The Dubai Land Department (DLD) register, where the project is listed as “Ocean Pearl 2 By Sd” on Dubai Islands, still holds a registered completion date of 31 March 2027.

The DLD inspection on 17 September 2026 recorded the project 23.3% complete. With about six months left to the registered date at that point, the March 2027 date is out of reach, and the developer’s Q4 2027 date is the more realistic guide.

Samana Ocean Pearl 2 construction update

The DLD register records the construction start as 12 January 2024, some months before the public launch. Progress rose 15.21 points between the inspections of 21 April 2026 and 17 September 2026, from about 8.1% to 23.3%, or about 3 points a month (DLD project register via Continental Club, updated 5 October 2026). The project is two buildings, each ground plus podium plus six floors, built in concrete and blockwork. The escrow account is held with Commercial Bank of Dubai under DLD project number 3238.

Samana Ocean Pearl 2 homes and sizes

The DLD register lists 96 units across the two buildings. Gulf News reported at launch that each Ocean Pearl unit includes a private pool; Samana’s current page shows pools for the 1, 2 and 4 bedroom layouts and lists the 3 bedroom without one.

Samana Ocean Pearl 2 prices and resale

Ocean Pearl 1 and Ocean Pearl 2 launched together in September 2024 with a combined value of AED 660 million and sold out in two hours, according to Samana (Gulf News, 10 September 2024).

Samana’s project page shows a starting price of AED 4,278,811, which is above most registered sales. The DLD register records 78 sales since 2023, two of them resales, with medians of AED 2,099,000 for a 1 bedroom of about 872 sq ft and AED 2,888,000 for a 2 bedroom of about 1,528 sq ft. The overall median was about AED 2,058 per sq ft (Continental Club, to 5 October 2026). Recent registered sales include a 1 bedroom at AED 2,125,000 and a 2 bedroom at AED 2,780,000 on 9 September 2026, and a 3 bedroom of about 1,844 sq ft at AED 4,099,230 on 13 August 2026.

Samana Ocean Pearl 2 payment plan

Samana lists a plan with most of the price paid after handover:

• 20% on booking
• 10% in the 12th month
• 10% in the 24th month
• 60% after handover, 2% a month for 30 months

Bayut’s building guide describes a 20/80 plan with the balance due before handover, so terms may differ between the launch release and later sales. With 60% due after handover, the date of handover sets when most of the instalments start.

Samana Ocean Pearl 2 developer and delivery record

Samana Developers launched its first project, Samana Greens in Arjan, in September 2018. It has launched more than 30 projects and completed four handovers, according to a broker brochure for Samana Business Hub (Inside Realty, accessed 11 October 2026). It handed over Samana Santorini on 16 April 2026 (Business Today Middle East) and earlier delivered Samana Park Views. Ocean Pearl 2 and Ocean Pearl 1 were its first waterfront projects; Samana has since added Ocean Bay and Ocean Crest on Dubai Islands. Ocean Pearl 1 was promised for December 2026 at the same launch. What to check before buying at Samana Ocean Pearl 2

1. The completion date in the SPA. The DLD register says 31 March 2027, while Samana now says Q4 2027.
2. The payment schedule on the specific contract, since sources describe both a 60% post-handover plan and a 20/80 plan.
3. Which of the two buildings the unit is in, and whether it has a private pool.
4. How much of the post-handover balance remains on any resale contract.
