Samana’s project page now gives an anticipated handover of Q4 2027 for Samana Ocean Pearl 2. The DLD register, which lists it as “Ocean Pearl 2 By Sd”, still holds a registered completion date of 31 March 2027. Prices, sizes and the payment plan are on the Samana Ocean Pearl 2 page.
The DLD inspection on 17 September 2026 recorded 23.3% complete. About 77 points of work remained with six months to the registered date, so the register date is out of date rather than a realistic target.

The project added about 3 points a month between April and September 2026. At that rate, reaching 100% would take until well into 2028; the pace would need to rise by about two thirds to meet Q4 2027. This is an estimate from the two published inspections, not a DLD or Samana figure.
What the Samana Ocean Pearl 2 handover date means for payments
Samana’s plan is 20% on booking, 10% in the 12th month and 10% in the 24th month, then 60% after handover at 2% a month for 30 months. Because the two construction instalments are tied to months, not to progress, most buyers from the September 2024 launch will already have paid the full 40% before handover. A later handover delays the start of the 60% post-handover instalments. On a 1 bedroom at the DLD median of AED 2,099,000, each 2% instalment is about AED 41,980.
