When will Myra Onyx be handed over?

The DLD register gave Myra Onyx a registered completion date of 12 September 2026 (project 4308, via Continental Club). That date has passed and the building is not finished. At the last DLD inspection, on 2 July 2026, it was 66.77% complete.

Myra Properties set a two year build when sales opened on 13 September 2024, and Property Finder still shows September 2026 as the delivery date. Agent listings during 2026 moved to Q4 2026, and one February 2026 listing said “expected completion by December 2026” (Bayut). Myra Properties has not published a revised date.

Myra Onyx construction update

Construction started on 13 September 2024, according to the DLD register. Progress was 42.58% at the inspection on 25 December 2025 and 66.77% on 2 July 2026, a gain of 24.19 points, or about 3.9 points a month (Continental Club). Continental Club’s estimate from that pace puts 100% at around 18 March 2027. That is a calculation, not a date from the developer.

Myra Onyx homes and sizes

Myra Onyx is a single G+12 building in Nad Al Hamar Gardens, Nad Al Hamar. The DLD register lists it as “Myra Onyx” with 60 units: 20 one bedroom and 40 two bedroom apartments. Agent listings describe both types as having a study.

Sizes are from the DLD register via Continental Club, excluding the smallest and largest 5% of each type. The two sales on Property Finder were a 739 sq ft 1 bedroom and a 1,352 sq ft 2 bedroom.

Myra Onyx prices and resale

Property Finder records a launch price of about AED 1.2 million, though its FAQ gives AED 1,174,000. A Bayut listing added in February 2026 said prices start from AED 932,000, for a 739 sq ft 1 bedroom.

The DLD register shows 27 sales in 2026, all from the developer (Continental Club). The median is AED 934,000 for a 1 bedroom of about 743 sq ft and AED 1,461,000 for a 2 bedroom of about 1,345 sq ft. The median across all sales is about AED 1,222 per sq ft. A 1,052 sq ft 2 bedroom was listed at AED 1,535,000 on Bayut in July 2026, and a 739 sq ft unit was listed at AED 1,623 per sq ft on Property Finder.

Myra Onyx payment plan

Listings describe a 20/80 plan: 10% on booking, 10% within 30 days of booking and 80% on handover (Bayut, February and July 2026). Continental Club describes the plan only as “flexible”. With 80% due on handover, most of the price is paid at completion, so the delay past 12 September 2026 also moves the main payment. On a AED 934,000 1 bedroom, the handover payment would be AED 747,200.

Myra Onyx developer and delivery record

The developer is registered with DLD as Myra Real Estate Development and markets as Myra Properties. The project’s escrow account is with First Abu Dhabi Bank (Continental Club). Myra Onyx itself has passed its registered completion date with about a third of the work left at the July 2026 inspection, so its delivery is the main test of the developer’s record so far.

What to check before buying at Myra Onyx

1. The completion date and grace period in the SPA, since the registered date of 12 September 2026 has passed.
2. Mortgage approval for the 80% handover payment, as the bank valuation at completion sets how much can be borrowed.
3. The unit’s size and terrace area, given the wide range of 1 bedroom sizes on the register.
4. The newest DLD inspection for project 4308, which will show progress after July 2026.
