The DLD register gave Myra Onyx a registered completion date of 12 September 2026, and that date has passed. At the last DLD inspection, on 2 July 2026, the building was 66.77% complete. Prices, sizes and the plan are on the Myra Onyx page.

Listings for the building now give Q4 2026, while Property Finder’s project page still shows September 2026. Myra Properties has not published a revised date. Based on the pace between December 2025 and July 2026, Continental Club estimates 100% around 18 March 2027, which is a calculation rather than a developer date.

Myra Onyx is one G+12 building with 60 apartments, listed on the register as “Myra Onyx” (project 4308).

The previous inspection, on 25 December 2025, recorded 42.58%. The gain of 24.19 points in just over six months works out at about 3.9 points a month (Continental Club), well above the 2.48 points a month Continental Club gives as the median pace across Dubai projects. The 60 units are 20 one bedroom and 40 two bedroom apartments, and the project’s escrow account is with First Abu Dhabi Bank (Continental Club). All 27 sales registered in 2026 were from the developer, with no resales recorded.

What the Myra Onyx handover date means for payments

Under the 20/80 plan in listings, buyers pay 10% on booking and 10% within 30 days, then 80% on handover (Bayut, February and July 2026). Nothing is tied to construction stages. That means the delay leaves most of the price unpaid until the building is complete. For a 1 bedroom at the 2026 DLD median of AED 934,000, the handover payment would be AED 747,200. For a 2 bedroom at the median of AED 1,461,000, it would be AED 1,168,800.

What to check before relying on the Myra Onyx date

1. The completion date and grace period in the SPA, since the registered date has already passed.
2. Whether the developer has applied to DLD for an extension, which would show as a new registered date for project 4308.
3. Financing for the 80% handover payment, including a mortgage offer that will still be valid when the building is completed.
4. The next DLD inspection figure, as the last public one dates from July 2026.
