When will Mr. C Residences Downtown be handed over?

The Dubai Land Department (DLD) register gives Mr. C Residences Downtown a registered completion date of 27 January 2027. Portals list Q1 2027. The payment schedule on the project’s sales site had set the final payment at completion in December 2026, so the registered date is about one month later than that. Data Habibi also records the original promise as Q4 2026.

The DLD inspection of 4 August 2026 recorded the tower 73.23% complete. That leaves about 27% of the work for the five and a half months to the registered date.

The DLD project description, as quoted by Crown Key, is a basement, ground floor, mezzanine, seven podium levels, three service floors, three mechanical floors, 56 floors, a roof and an upper roof. Overit lists 71 floors. Some portals still showed an older DLD figure of 50.1% in October 2026.

The register lists 169 apartments. ALTA sells two collections: the Signature Collection of 2 and 3 bedrooms, and the Nobile Collection of 4 bedrooms (JRE).

2 and 3 bedroom sizes are from DLD sales in 2026 (Data Habibi; Overit) and the JRE listing. The 4 bedroom figure is the top of JRE’s range.

Mr. C Residences Downtown prices and resale

Apartments start from about AED 8.1 million (Offplan Properties; Proprain). Crown Key puts the median registered price at about AED 3,941 per sq ft.

2 bedroom sales between March and May 2026 ranged from about AED 8.1 million to AED 10.8 million (Data Habibi; Overit).

Mr. C Residences Downtown payment plan

The sales site lists a 40/60 plan tied to construction:

• 5% at reservation.
• 15% plus the 4% DLD fee at SPA signing.
• 10% at 60% construction, scheduled for December 2025.
• 10% at 80% construction, scheduled for June 2026.
• 60% at completion, scheduled for December 2026.

At 73.23% in August 2026, the 80% stage had not been reached on the DLD record, two months after its scheduled date. On a 2 bedroom at AED 8.1 million, the completion payment is about AED 4.86 million.

Mr. C Residences Downtown developer and delivery record

ALTA Real Estate Development builds the Mr. C brand in Dubai with the Cipriani family. Its first, Mr. C Residences Jumeirah on the Dubai Canal, was announced complete on 21 November 2023 (Gulf Construction Online). Mr. C Residences Downtown is its second Mr. C tower. ALTA’s project page lists a launch date of 30 January 2025, although DLD sales began in January 2023.

What to check before buying at Mr. C Residences Downtown

1. The completion date in the SPA. Early buyers’ schedules point to December 2026, the register to 27 January 2027.
2. Which construction instalments have been called. The 80% stage payment depends on DLD-certified progress.
3. The 60% completion payment. It is the largest sum and is due at completion, likely early 2027.
4. The unit’s size against recent sales. Registered prices ranged from about AED 3,500 to AED 4,700 per sq ft in 2026.
