When will Montiva by Vida be handed over?

The Dubai Land Department (DLD) register holds a completion date of 30 September 2029 for Montiva by Vida. Emaar gives the same month: its payment plan sets the final 20% at 100% construction completion in September 2029, and Property Finder lists 30 September 2029.

Construction was registered as starting on 30 October 2025. The latest DLD inspection, on 22 April 2026, recorded 5.85%, up from 3.47% on 20 January 2026. No newer reading was in the register as updated on 25 September 2026 (Continental Club).

Montiva by Vida construction update

Montiva by Vida is DLD project 3744, with its escrow account at Emirates Islamic. Progress rose by 2.38 percentage points between the January and April 2026 inspections. Some portals list the location as Dubai Creek Harbour (The Lagoons), the community name used in portal and land records for Dubai Creek Harbour. Emaar places it in the Green Gate district.

Montiva by Vida homes and sizes

Emaar’s fact sheet lists 474 Vida branded homes. The DLD register lists 475 units, including one non-residential unit.

Units and sizes are from the DLD register via Continental Club and match Emaar’s August 2025 fact sheet. Amenities listed by Emaar include a gym, a multipurpose hall and a podium deck with pools and a play area.

Montiva by Vida prices and resale

Emaar’s project page lists prices from AED 1,916,888 for a 1 bedroom (accessed 11 October 2026). On 3 October 2026, OffPlan Insider listed 1 bedrooms of 755 to 893 sq ft from that price and 2 bedrooms of 1,143 to 1,246 sq ft from AED 2,815,888.

The DLD has recorded 468 sales since 2025, almost all from Emaar. Median prices are AED 2,032,888 for a 1 bedroom (about 764 sq ft), AED 2,983,888 for a 2 bedroom (about 1,206 sq ft) and AED 4,162,888 for a 3 bedroom (about 1,830 sq ft). The building median is about AED 2,573 per sq ft, 2% lower over the past year, while the wider district rose 3% (Continental Club). The most recent sale listed was a 1 bedroom at AED 2,020,001 on 7 September 2026.

Montiva by Vida payment plan

The plan is 80/20. Emaar’s August 2025 fact sheet set it out as:

1. 10% on booking.
2. 10% each in October 2025, March 2026 and August 2026.
3. 10% each at 30%, 50%, 70% and 90% construction completion, estimated for January 2027 to August 2028.
4. 20% at 100% completion, estimated for September 2029.

The 4% DLD fee is paid at booking. A plan quoted on 3 October 2026 for current stock spreads the seven 10% instalments from November 2026 to November 2028, with 20% still due on handover (OffPlan Insider).

Montiva by Vida developer and delivery record

Emaar Properties is the master developer of Dubai Creek Harbour and Downtown Dubai. Its August 2025 fact sheet says it has delivered more than 118,400 residential units. Vida is Emaar’s lifestyle hotel and residences brand. Montiva’s 30 September 2029 date gives a build of about 47 months from the registered start, longer than the 40 month median for completed Dubai projects cited by Continental Club.

What to check before buying at Montiva by Vida

1. Which instalment schedule is in the SPA. Early buyers have date-based instalments. Later buyers have a schedule running to November 2028.
2. A newer DLD inspection. The April 2026 reading of 5.85% is the latest in the register for project 3744.
3. Resale pricing against Emaar’s prices. DLD medians sit close to Emaar’s launch prices, and the building median slipped 2% over the past year.
4. Service charges. The Vida brand comes with hotel-style management, and no service charge figure was found in Emaar’s published material.
