When will Milos by Karma be handed over?

The Dubai Land Department (DLD) register gives Milos by Karma a registered completion date of 1 April 2027. Property Finder and Augusta Properties list Q2 2027, and Propsearch estimates April 2027, so the published dates match the register.

Progress does not match the date. The DLD inspection of 22 April 2026, the latest on the register in October 2026, recorded the building 0.44% complete. A year earlier, on 14 April 2025, it was at 0.02%. Construction was registered as starting on 1 August 2024. With under half of one per cent done in April 2026, almost the whole 14 storey building was still to be built less than a year before the registered date.

Milos by Karma construction update

Milos is one 14 storey residential building in DLRC, in the Wadi Al Safa 5 land district (Propsearch). The DLD register lists it as “Milos By Karma”, project number 3132, with First Abu Dhabi Bank as escrow bank.

• Registered construction start: 1 August 2024.
• DLD inspection, 14 April 2025: 0.02%.
• DLD inspection, 22 April 2026: 0.44%.
• Registered completion date: 1 April 2027.

Propsearch notes that the plot was first meant for a different project, Aurora DRC, which was cancelled. The DLD lists the project’s value at AED 60 million, an estimate the developer submits before construction.

Milos by Karma homes and sizes

The DLD register lists 195 apartments, mostly 1 bedrooms.

Sizes exclude the smallest and largest 5% of each type (DLD register via Continental Club, October 2026). Augusta Properties gives a wider 1 bedroom range of 640 to 993 sq ft.

Milos by Karma prices and resale

Augusta Properties lists 1 bedrooms from about AED 808,000, 2 bedrooms from AED 1.33 million and 3 bedrooms from AED 1.62 million (22 September 2026). Karma’s own page shows a much higher “starting from” figure that does not match any registered sale.

The DLD has recorded 180 sales, almost all from the developer. Median prices are AED 948,055 for a 1 bedroom of about 721 sq ft, AED 1,385,297 for a 2 bedroom of about 1,389 sq ft and AED 1,626,642 for a 3 bedroom of about 1,636 sq ft. The overall median is about AED 1,221 per sq ft, roughly flat from 2024 to 2026. On 21 September 2026, a 906 sq ft 1 bedroom registered at AED 1,087,157 (Continental Club, October 2026).

Milos by Karma payment plan

The plan is 10/40/10/40 with a long post-handover tail:

• 10% on booking.
• 40% during construction.
• 10% on handover.
• 40% over 60 months after handover.

On a 1 bedroom at the median registered price of AED 948,055, about AED 474,000 is paid by handover and about AED 379,000 over the five years after it, around AED 6,300 a month. The 4% DLD fee is extra.

Milos by Karma developer and delivery record

Propsearch identifies the developer as Karma Real Estate Development, acting through its subsidiary Karma Realty Developers. Karma’s marketing says the wider group has three decades in real estate and has delivered more than 4,000 properties (via ghar.ae). No delivered Karma project in Dubai is cited in these sources, so the record on Milos itself is the main evidence: 0.44% after about 20 months from the registered start.

What to check before buying at Milos by Karma

1. The completion date and grace period in the SPA. The register date of 1 April 2027 does not fit progress of 0.44% in April 2026.
2. The latest DLD inspection. The April 2026 figure was still the newest on the register in October 2026.
3. How the 40% construction share is billed. If it is tied to progress, little of it should have fallen due yet.
4. The post-handover schedule. The 60 months start from handover, so a later handover also pushes back the final payments.
